Position Overview The Assistant Community Manager is responsible, under the supervision of the Community Manager, for the daily operations and financial functions of the housing community. The role supports lease management, maintenance coordination, financial reporting, administration, and risk management, and serves as onsite leader in the Community Manager’s absence. The position ensures compliance with company policies, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities Financial Management Post all payments and income from applicants, current residents, and non-current residents accurately and timely. Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident/guarantor contact, and evictions. Assist the property in meeting budgeted revenues, expenses, and Net Operating Income (NOI). Post charges to resident and non-current resident accounts; bill back utilities where applicable. Complete end-of-month closing procedures and reporting; maintain organized records and audit resident files for accuracy. Walk units, post move-out charges, statements, and security deposit refunds. Personnel Management Regular/daily onsite attendance is required. Screen, hire, train, coach, and develop onsite staff; ensure staff performance and compliance with company policies. Provide ongoing training, coaching, and guidance in line with Asset Living benchmarks; promote teamwork and quality performance. Lead leasing, marketing execution, and resident relations to maximize occupancy and retention; manage resident complaints and requests. Show, lease, and move-in prospective residents; implement resident retention programs. Ensure leasing and documentation are accurate and up to date. Administrative Management Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness. Oversee property appearance; ensure timely repairs and regular property inspections. Assist with supervision of all business functions related to operations. Utilize property resources, equipment, and supplies efficiently (bids, vendor management, etc.). Education/Experience High School Diploma or equivalent; Bachelor’s degree preferred, or two years of housing industry experience; or an equivalent combination of education and experience. Ability to perform onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly required to remain stationary or move about the property; may require standing, walking, and occasional lifting up to 25 lbs; able to work in various environments and weather conditions. Note: Asset Living considers factors such as skill set, background, certifications, and experience when determining compensation. Offers include a comprehensive total rewards package with benefits, 401(k) with employer matching, and potential performance bonuses.
