Job Description Role:
The Community Manager manages and coordinates the team members’ daily activities and resources of the property to achieve established budgeted financial and operational goals. Ensures property operations comply with Company policies and applicable laws and regulations governing multi-family housing operations.
Responsibilities
Employee champion.
Manage team and perform employee evaluations. Interview, hire, orient, and train new hires.
Meet targeted revenue goals by increasing sales and implementing short/long-term marketing and leasing strategies. Identify areas for improvement for the property.
Budget modeling, forecasting, profitability analysis, and management. Complete financial records, documents, and reports. Invoicing management.
Gather, analyze, and interpret market and economic trends and recommend improvements. Stay informed of changes in technology, industry standards, leasing and sales tools and processes.
Lease enforcement process – inspections, evictions, collections, notifications, and related actions as per the lease.
Client/Owner Management – conduct property tours and provide updates on performance; meet with clients as needed. Contractor and Vendor Management.
Ensure safety, cleanliness, appearance, and curb appeal; report malfunctions and ensure maintenance teams meet company standards.
Resolve customer complaints and issues.
Be curious about competitors and build relationships within the market and industry.
Other duties as assigned.
Work Hours and Environment
Schedule: 40 hours per week.
Typical Site Hours: Monday – Friday 9am – 6pm; Saturday 10am – 5pm; Sunday 1pm – 5pm (may vary by site).
Essential Requirements
Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.
Work in an office environment with frequent exposure to outside elements; temperatures, weather, odors, and/or landscape conditions may be unpleasant or hazardous.
Qualifications
Education and Experience:
High School Diploma or GED; 1 - 3 years of supervisory experience managing subordinates; 1 - 3 years Multi-Family Property Management experience preferred.
Experience in Property Management, Sales, Marketing and Customer Service is preferred.
Advanced Skills: Communication, Presentation, and Delivery; ability to connect with people at all levels.
Computer Skills: Proficiency in internet, word processing, spreadsheets, and databases; strong familiarity with property management software (preferably Entrata, Yardi, and/or OneSite).
Licenses : Current valid Driver's License.
Physical Requirements:
Ability to push, pull, lift up to 20 pounds independently and 50 pounds with assistance; frequent standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard work. Routine local travel may be required.
