The Traveling Maintenance Technician reports to the Maintenance Supervisor for daily task assignments and technical guidance and may be required to travel among various properties as needed to support the team and ensure all communities are well maintained and operating smoothly. Responsibilities
Complete service requests in a timely manner. Complete make-ready apartment units or turns. Demonstrate experience in general repair, maintenance, plumbing, electrical, drywall, appliance, carpentry, HVAC and painting for residential property management (HVAC preferred). Maintain the facility’s internal and external physical plant and property (including grounds, curb appeal). Assist with on-site tasks and perform routine maintenance and care of equipment to ensure optimal performance and longevity. Troubleshoot service requests and work orders for repairs and maintenance. Operate and utilize maintenance tools effectively. Work on-call responsibilities periodically (after hours, evenings, weekends, holidays, etc.). Communicate in English effectively in person and in writing. Utilize property management systems to manage and track work orders. Other tasks, duties, and projects as assigned by management. Qualifications
At least two (2) years of hands-on experience in residential property management maintenance and repair, including plumbing, electrical, appliance servicing, carpentry, drywall, and painting, gained through formal education and/or on-the-job training. 2+ years of Residential Property Management Maintenance & Repair experience; able to communicate effectively in English. Proficient in property management systems and basic computer skills; comfortable with MS Outlook, Teams, Word and Excel. Reliable transportation and an unrestricted driver’s license with a favorable motor vehicle history; travel among properties within the DMV area may be required. Mileage reimbursement or travel stipend may be provided if eligible. Ability to work in hot and cold temperatures and handle physical workload; ability to walk frequently on property grounds to assess/repair/report issues. Ability to work in a team and demonstrate strong attention to detail and deadlines. Ability to work overtime, weekends, holidays, and respond to emergencies on-call as needed. Education/Experience
Two years’ experience as a residential property management maintenance technician, including at least 18 months of education, on-the-job training, or formal training beyond high school level in general apartment maintenance and repair, HVAC maintenance and repair, or closely related experience. A pre-hire maintenance skills test or evaluation may be required. Physical Demands, Working Conditions, and Hazards
Light to heavy lifting, carrying materials, and operating equipment in indoor and outdoor settings. Must be able to work in all weather conditions and handle hazardous materials with proper PPE. Flexible to work overtime, weekends, holidays, and respond to emergencies on-call as needed. Essential physical requirements include good hand-eye coordination and the ability to access all areas of a property, including rooftops, crawl spaces, and elevated areas. May require lifting 50 to 100 pounds (with or without assistance) and climbing ladders. Compensation & Benefits
This role is non-exempt with an anticipated hourly pay range of $21-$26/hour for a new employee, depending on experience and other factors.
