Director of Land Acquisition We are seeking an experienced and strategic

Director of Land Acquisition

to lead our land acquisition department and drive growth within the Division. This individual will play a critical role in sourcing, negotiating, and securing land opportunities that align with our development objectives. The ideal candidate brings strong market knowledge, deep industry relationships, and proven expertise in identifying, evaluating, and closing land deals.

Key Responsibilities

Lead the land acquisition department and oversee all land acquisition activities within the Division.

Develop and execute strategies for identifying and acquiring suitable land for development projects, including both raw land and finished lot deals.

Negotiate land purchase agreements and manage the closing process.

Conduct thorough due diligence on potential acquisitions, including zoning, permitting, entitlement, and market feasibility.

Build and maintain strong relationships with landowners, brokers, municipalities, and other key stakeholders in the real estate industry.

Collaborate with cross-functional teams (land development, construction, finance, legal, and operations) to ensure seamless integration of land acquisitions into development projects.

Analyze financial feasibility, risk assessments, and deal structures to support informed decision‑making.

Monitor and stay current with market trends, competitive activity, and local regulations impacting land development.

Maintain and grow a network of industry contacts to identify and pursue new acquisition opportunities.

Provide regular reporting and recommendations to senior leadership, including strategic adjustments to acquisition plans as needed.

Utilize expertise in land acquisition to support the company’s long‑term growth and expansion strategy.

Qualifications

Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, or related field (Master’s degree preferred).

Minimum of 3-7 years of progressive experience in land acquisition, real estate development, or related field.

Proven track record of sourcing, negotiating, and closing successful land transactions.

Strong knowledge of zoning, entitlements, permitting processes, and real estate law.

Excellent financial analysis and risk assessment skills.

Exceptional relationship‑building, negotiation, and communication skills.
