Develop, implement, and manage comprehensive cost control systems to oversee project budgets, expenditures, and resource allocations across all phases of data center construction; utilize Ingenious Build, Procore, Power BI, and Microsoft Office to provide real-time financial insights, enabling precise tracking, proactive adjustments, and mitigation of financial risks; oversee and validate contractor and subcontractor data for monthly billing cycles; perform detailed reviews of invoices, identify discrepancies, and coordinate with stakeholders to resolve payment issues promptly; ensure alignment with financial goals and contractual terms; manage multi‑phase, high‑value data center construction projects within budget; monitor financial performance through detailed analysis, cost forecasting, and periodic reporting, ensuring adherence to approved budgets while minimizing variances; collaborate with cross‑functional teams, including developers, lenders, general contractors, and design professionals, to align project budgets, schedules, and deliverables; attend weekly meetings to address operational milestones, cost risks, and budgetary concerns; conduct weekly site walks with stakeholders, including contractors and quality control teams, to verify construction progress, ensure quality standards are met, and align physical milestones with financial reporting; address on‑site issues to maintain continuity and compliance with project goals; perform risk management assessments to identify cost risks stemming from market fluctuations, labor shortages, and material availability; develop and implement mitigation strategies to minimize financial exposure while maintaining project timelines; validate construction cost estimates at various stages of design and project implementation; review and analyze change orders to ensure alignment with financial and operational goals while reconciling with project requirements; prepare and present detailed cost reports, forecasts, and cost‑to‑complete summaries using Power BI and Microsoft Excel; share insights with senior leadership, clients, and stakeholders, providing actionable recommendations to drive informed decision‑making; coordinate and streamline vendor and subcontractor payment processes, ensuring accuracy and timeliness; implement workflows that reduce delays and maintain strong vendor relationships critical to project success; lead project closeout activities, including reconciling final costs, resolving outstanding issues, and preparing comprehensive financial documentation for handover; document lessons learned to enhance future projects and create benchmarking data; leverage industry expertise to develop standard operating procedures for cost management in data center construction; maintain a repository of historical cost data, analyzing trends to improve accuracy in cost forecasting; use data to benchmark projects, optimize budgeting strategies, and inform decisions on resource allocation; ensure compliance with all regulatory, financial, and contractual requirements specific to data center construction; address procurement challenges, vendor negotiations, and unique client expectations for mission‑critical projects; review client systems to ensure consistency and alignment between internal company records and client systems; lead financial reconciliations to maintain transparency and accountability throughout the project lifecycle; evaluate the financial implications of design changes, schedule modifications, and unforeseen risks through advanced scenario analysis; present recommendations to stakeholders to ensure informed strategic decisions; utilize specialized knowledge in data center construction to manage mission‑critical projects for high‑profile tech clients; address unique challenges such as procurement workflows, vendor negotiations, and cost allocation specific to large‑scale, high‑tech environments; assist in strategic decision‑making by assessing cost implications of resource allocation, schedule changes, and scope modifications; identify cost‑saving opportunities without compromising quality or project timelines.

Requirements Bachelor’s Degree in Construction Management, Civil Engineering, or related field, or foreign equivalent, plus 2 years of experience to include assisting in managing cost tracking for hyperscale data center construction projects valued in excess of $500 million, ensuring alignment with project budgets and financial structures; coordinating with project teams to support budget forecasting and financial reconciliation and ensure compliance with client cost control measures and project financial frameworks; utilizing Procore, Bluebeam, Power BI, and Microsoft Office suite to prepare monthly cost reports, track change orders, and conduct financial risk analysis to ensure the project stays on budget; reviewing and verifying subcontractor pay applications, purchase orders, and material procurement invoices for subcontractors, ensuring alignment with project milestones and contractual obligations; performing detailed reviews of invoices, identifying discrepancies, and coordinating with stakeholders to resolve payment issues promptly; assisting in managing change orders by evaluating cost impacts, ensuring proper contract scope alignment, and assessing the financial implications for mission‑critical equipment changes; collaborating with MEP subcontractors, civil contractors, and specialized vendors to monitor construction progress, ensuring materials and equipment are delivered on time and within budget; participating in weekly financial meetings with project managers and senior leadership to review monthly cost‑to‑complete summaries, track cost variances, and make recommendations for adjustments to remain within budget; supporting procurement teams by analyzing subcontractor bids, reviewing cost proposals for efficiency, and assisting in contract negotiations to secure competitive pricing resulting in cost savings on material, labor, and equipment; assisting in managing long‑lead material procurement and logistics for up to $200 million in equipment, tracking delivery schedules to minimize disruptions and ensure that critical path items are delivered on time; conducting weekly site walks with stakeholders and contractors to assess progress, review construction milestones and ensure alignment between financial reporting and on‑site progress; assisting in project closeout and financial reconciliation, ensuring that all costs, contracts, and vendor payments are settled in accordance with client expectations and financial guidelines; coordinating vendor payment processes for $20 million in monthly payments, ensuring timely and accurate disbursements and maintaining strong vendor relationships; assisting in evaluating the financial impact of design changes, schedule modifications, and unforeseen risks, providing cost analysis and recommendations to the project manager and project director based on cost implications; preparing and presenting detailed cost reports, forecasts, and cost‑to‑complete summaries for senior leadership, offering actionable recommendations to control costs and support informed decision‑making for projects valued more than $500 million; applying project management methodologies, including earned value management and critical path analysis, to assess project performance and optimize cost efficiency on budgets exceeding $500 million.
