Job Summary Assists the project manager with assigned construction projects and company policy, including scheduling, coordinating and monitoring project activity. Ensures projects are completed within budget and on schedule.
Essential Duties And Responsibilities
Review and assist in preparation and culmination of project estimates and bids, collaborating with upper management in selecting and assigning project personnel.
Perform selection of subcontractors and complete contract arrangements; review and approve proposed materials and shop drawings from subcontractors and suppliers.
Assist with preparation of the preliminary project schedule and, when appropriate, the detailed schedule using computer and standard company scheduling software.
Ensure all required project management/administrative prerequisites (e.g., cash flow plan, subcontractor list, manufacturer list, submittal/procurement logs) are prepared and submitted to the architect and administered properly.
Collaborate with the Project Superintendent to oversee delivery of materials to the job site or outside storage, ensuring receipt is properly recorded.
Monitor construction activities, resolve problems and issues, especially those pertaining to changes, deficiencies and/or subcontractor performance; prepare and provide monthly project status reports, project billings, and other information as required to keep upper management and client informed.
Meet with owner representatives, subcontractors and the architect/engineer to review progress and resolve problems that arise.
Supervise and collaborate with the Superintendent in conducting the substantial completion inspection, ensuring punch list items are completed; submit close‑out documentation (drawings, operation and maintenance manuals, warranties) and expedite final dispute resolution, litigation, and payment dispositions.
Knowledge, Skills and Ability Ability to prepare detailed planning for construction projects, schedules and estimates, and to make modifications using a computer and standard company software. Proficiency in reading construction drawings, shop drawings and technical specifications; performing quantity take‑offs, estimating construction costs, organizing bid packages and managing project budgets. Strong communication skills, both oral and written, for providing instructions to employees and communicating with architects, clients and subcontractors. Working knowledge of geometry, trigonometry, algebra, and basic computer software. Ability to manage project teams, delegate tasks and accomplish desired results.
Education Bachelor's degree in Construction Management, Construction Technology or a related discipline, or an equivalent combination of education and experience.
Experience At least 2–5 years of progressively responsible experience in construction management, including estimating, project management, scheduling, cost control and personnel administration.
Physical Requirements
Regularly required to stand, walk, use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; and talk or hear.
Occasionally required to sit and smell.
Occasional lifting/moving of up to 50 pounds.
Specific vision abilities required: close vision, distance vision, color vision, peripheral vision, depth perception, ability to adjust focus.
Mental stress may be taxing during management of multiple projects or problematic opening/closing phases.
May need to work long hours for extended periods.
