Project Coordinator, Tenant Improvement

Job Description The Project Coordinator works in a team environment with Leasing, Design, and Project Managers. The primary responsibilities are to estimate and manage tenant or capital improvement projects from the earliest conceptual phase through final completion and closeout, running multiple projects simultaneously and coordinating schedules, resources, and third‑party contractors or consultants to deliver projects on schedule.
Responsibilities
Initiate, plan, execute, monitor, control, and close assigned tenant improvement projects.
Review critical path items, manage changes in scope, identify potential issues, and devise contingency plans to meet deadlines.
Coordinate construction projects and collaborate with site staff, subcontractors, architects, and engineers.
Draft detailed scopes of work for bid packages and contract awards.
Plan and schedule project timelines and milestones using appropriate tools and ensure projects built in accordance with schedule, budget, plans, and specs approved by ownership and the architect/engineers/managers.
Develop and maintain project schedules and identify value engineering opportunities to lower the project budget.
Manage change orders, invoicing, and prequalify vendors and subcontractors.
Develop and complete punch lists upon project completion and close out within 30 days.
Participate in post‑project review with key project personnel.
Perform other duties as assigned.
Qualifications
Demonstrated knowledge of construction and building codes.
Proficiency in MS Outlook, Word, Excel, and Windows.
Ability to read, analyze, and interpret architectural drawings, financial and job cost reports.
Excellent customer service orientation and interpersonal skills.
Strong negotiation and leadership skills.
Good accounting, financial statements, job cost, and cash flow.
Minimum 2-3 years project management experience preferred.
Salary Range $75,000 - $85,000
per year
