The work performed includes responsible skilled work in the maintenance, repair, modification, installation and renovation of City facilities and equipment. This position would be responsible for all of the new and existing Building Management Systems (BMS) within Water Management. This would include all HVAC equipment and integrated controls, intelligent lighting controls, gate and door controls and other building specific automation systems. The position would also assist the Senior Trades Specialist with the oversight of Fire Alarm and Fire Sprinkler systems to include scheduling and overseeing testing of these systems. In addition, this position would assist the Senior Trades Specialist with oversight and coordination of special projects as well as daily work assignments. This position performs a broad range of skilled trades including carpentry, painting, plumbing, mechanical, and related tasks. Diagnoses problems, determines solutions and/or repair needs and performs necessary work. Repairs doors, windows, floors, ceilings, walls and all manner of building related systems. This position will update work order systems and related databases, to document and facilitate maintenance operations, and ensure compliance with applicable policies and procedures. Must be willing to work during all types of weather and participate in ongoing rotational stand-by/recall duty. Performs and/or assists with coordinating maintenance operations; installs, operates, and/or repairs vehicles, signs, networks, cameras, pumps, pipes, water lines, radio systems, and other devices and equipment at assigned facilities or sites; performs skilled plumbing, carpentry, concrete work, masonry, painting, and welding duties; and/or performs preventative maintenance on HVAC equipment, tools, and small engines. Inspects conditions of equipment, vehicles, signs, networks, cameras, radio systems, devices, and other materials at assigned facilities or sites; sets up work safe zones and detour routes; directs traffic; and addresses safety issues to detect and troubleshoot maintenance-related issues; and ensures compliance with established safety and operational policies and practices. Operates light to heavy equipment, to include backhoes, excavators, dump trucks, front-end loaders, rollers, compactors, camera trucks, and flush trucks. Prepares and maintains reports and records, performs data entry, receives and processes work orders and service requests, and updates work order systems and related databases, to document and facilitate maintenance operations, and ensure compliance with applicable policies and procedures. Performs other duties of a similar nature and level as assigned. Qualifications
High School Diploma or equivalent (GED, HiSet, TASC) Four years of equipment operation, or technical repair experience in areas related to assignment. Must have a valid, unrestricted, North Carolina driver's license or if you currently have another state driver's license, must be willing and able to obtain a valid NC driver's license within 60 days of hire. Must complete job related and/or safety training based on assignment, such as (but not limited to) lock out/tag out, confined space entry, ladder safety, respirator and emergency evacuation. Must be able to work on equipment on high roofs or off tall ladders/scaffolds. Preferred General Maintenance Experience
Working knowledge of the methods, materials, equipment, tools, terminology and safety precautions of building maintenance trades. Extensive knowledge of the methods, materials, equipment, tools, terminology and safety precautions of building maintenance trades. At least one year of experience in the maintenance/construction field or trade school. Proficient in utilizing hand tools to include power tools like skill saws, drills etc. Other Preferred Skills
Ability to follow oral and written instructions, and maintains records. Ability to estimate needed materials and time required for various jobs. Ability to work efficiently in team settings and independently. Knowledge of OSHA and safety precautions. Preferred HVAC Experience
EPA Certified Universal Technician as required by 40CFR or equivalent. Skilled in the operation of various Electrical Testing Devices - Multimeter, Amp Clamp, etc. Working knowledge of Building Management Systems (BMS) – 1 year minimum experience. Working knowledge of Commercial HVAC Systems – 1 year minimum experience. Working knowledge of Fire Alarm/Fire Sprinkler Systems – 1 year minimum experience. Working knowledge of Commissioning and Test and Balance of HVAC systems and equipment. Skilled in the operation of various Air Flow Testing Devices - Balometer/Capture Hood/ Anemometers. Ability to work from sketches, drawings, plans or specifications.
