(Space) is hiring a highly motivated and detail-oriented
Property Manager
to lead the day-to-day operations and drive the strategic success of a portfolio that includes shopping centers and mixed-use retail properties. The ideal candidate will have experience partnering with institutional ownership, a solid grasp of complex lease agreements, and a proven ability to manage relationships with both tenants and vendors. This role demands strong financial insight, disciplined operational execution, and a talent for implementing value-enhancing initiatives all while ensuring an exceptional experience for tenants and customers. Core Responsibilities: Property Operations & Tenant Experience Oversee all operational aspects of assigned properties, ensuring properties are clean, safe, and compliant with brand and ownership standards Serve as the primary point of contact for tenants, resolving maintenance issues, enforcing lease compliance, and supporting tenant retention initiatives Conduct regular property inspections and develop action plans for maintenance, repairs, and enhancements Lease & Financial Administration Manage lease administration and ensure accurate billing, rent collection, and reconciliation of CAM, taxes, and insurance Collaborate with leasing and legal teams to onboard new tenants and coordinate move-ins and buildouts Track key lease dates, manage renewals and expirations, and enforce lease obligations Prepare and manage annual operating budgets and monthly financial reporting, including variance analysis and NOI tracking Negotiate and oversee service contracts (e.g., landscaping, janitorial, HVAC, security) to ensure performance, cost control, and compliance Manage capital improvement projects from planning and bidding through completion and closeout Coordinate with construction and development teams on tenant improvements and landlord work Compliance & Risk Management Ensure adherence to local building codes, life safety regulations, ADA compliance, and environmental standards Oversee insurance compliance and incident reporting Maintain risk management protocols and emergency response plans Institutional Reporting & Communication Prepare quarterly reports and participate in investor or asset management meetings Maintain accurate property records, lease abstracts, and vendor documentation Provide strategic input on property positioning, tenant mix, and long-term asset planning Candidate Qualifications: Bachelors degree in Real Estate, Business, or related field; CPM or RPA designation a plus 5+ years of experience managing retail commercial properties, ideally within an institutional or private equity-backed platform Strong knowledge of retail lease structures, CAM reconciliation, and property financials Proficiency with property management software (Yardi, MRI, or similar), Microsoft Office Suite, and reporting systems Proven ability to manage multiple assets and teams while delivering performance targets Excellent communication, vendor negotiation, and interpersonal skills Team player who excels in a collaborative and entrepreneurial setting Seniority level
