Director of Property Maintenance and Operations
Reports to: COO Number of Employees Supervised (Direct and Indirect): 15-25 A full-service real estate and property management firm based in Atlanta, GA, is recruiting for a leadership position due to an upcoming retirement. The company manages a portfolio of approximately 2.5 million square feet of class-A and class-B office, light industrial/flex, and laboratory properties, with recent growth and expansion into new markets. The position entails: Leading, coaching, and managing 5-10 Chief Maintenance Engineers across multiple cities, each overseeing 1-3 properties, along with a 5-person centralized facility management team. Developing and inspecting maintenance routines for each property's mechanical, electrical, and plumbing systems, aiming to perform in-house maintenance where possible. Managing customer service processes, including reactive maintenance for both third-party and in-house teams, to ensure occupant and owner satisfaction. Overseeing vendor management, KPIs, scorecarding, and sourcing processes. Participating in long-term capital and operational budget planning with Chief Engineers and vendor managers. Conducting routine property inspections and condition assessments. Advising property owners and vendors on operational improvements and best practices. Performing due diligence for property acquisitions and development, assessing building systems' operational and physical condition. Leading sustainability initiatives with a focus on continuous improvement and ROI. Collaborating with finance, leasing, and project management teams to ensure seamless operations across the organization. The ideal candidate has over 15 years of experience in facility maintenance or property management, with at least 5 years of leadership overseeing multiple Chief Engineers or similar roles. A bachelor’s degree or higher is preferred, though extensive experience is highly valued. Familiarity with complex building systems such as refrigeration, chilled water, boilers, laboratory exhaust, and generator/UPS switchgear is essential. The company seeks a leader who can foster a culture of excellence, support team development, and promote curiosity, independent thinking, and continuous improvement.
