Compliance Specialist – Affordable Housing

Essential Duties and Responsibilities
Work closely with tenants and applicants to lease, certify, and recertify.
Leasing and processing applications following on-site client policies and procedures.
Assist with move-ins and move-outs.
Complete annual and interim recertifications, scheduling resident interviews, coordinating on‑site data collection, ensuring proper calculation of income, assets, rent levels, and coordinating apartment inspections for recertifications.
Maintain resident files in accordance with company policy and regulatory agency policy.
Assist office staff with other tasks, including collection of rents and coordinating social activities.
Participate in rehabilitation, new lease‑ups, and re‑syndication processes.
Assist management in preparing for state audits.
Perform additional tasks, duties, and responsibilities assigned as needed.
Requirements
Experience in affordable housing.
Impeccable customer service skills.
Strong verbal and written communication skills.
Minimum of three (3) years of recertification experience. Preference for professional certifications such as Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), or HUD/LIHTC designations.
Ability to multitask within time constraints and work independently.
Excellent attention to detail.
Proficient in Word, Excel, Outlook, property management software, and internet literate.
Full understanding of HUD, project‑based Section 8 housing requirements.
Strong understanding of HUD 4350, 236 program, and their CPO.
Bilingual English/Spanish desired.
Workplace Requirements
Monday to Friday primary schedule; evenings and/or weekends may be required on a regular basis.
40 hours per week; no travel.
Education High school diploma or GED. Ability to perform intermediate mathematical functions and understand resident management software.
Professional Experience Minimum of three years in residential property management and lease‑up.
Computer Skills Intermediate knowledge of Microsoft Office suites and internet, and experience with Outlook and Yardi / OneSite.
Physical Demands Must be able to access all exterior and interior parts of the property, and be capable of moving or lifting up to 50 lbs independently and 100 lbs with assistance.

Benefits and Compensation Competitive hourly pay range of
$15–$20
per hour. Eligibility for overtime, discretionary and performance‑based bonuses. Full‑time position (30+ hours per week) includes 2 weeks paid vacation, 3 weeks sick leave, 11 paid holidays, and health & welfare benefits.
