Preconstruction Manager / Estimator Location: Cupertino, California | Employment Type: Full‑time | Seniority Level: Mid‑Senior
Turner & Townsend is seeking an experienced Preconstruction Manager/Estimator to work with a global tech client on innovative retail construction projects. The role focuses on developing cost estimates through all phases of the design cycle, evaluating change orders, and providing value engineering services. The successful candidate will lead cost management efforts, ensure budget adherence, and optimize project outcomes.
Responsibilities
Prepare detailed cost estimates for tenant improvement projects from conceptual design to construction drawings.
Perform full‑scale quantity takeoffs using software tools such as Bluebeam and On‑Screen Takeoff.
Create parametric estimates based on historical cost data, project location, type, size, market conditions, and specific constraints.
Assist clients in maximizing project outcomes through value engineering services and constructability reviews.
Lead reconciliation meetings representing the owner to arrive at consensus budgets.
Contribute to market studies by interacting with suppliers, vendors, and contractors and validating bid results against estimates.
Manage capital project financials through construction estimating, project budgeting, contractor bid analysis, cost tracking, and forecasting.
Drive project teams to meet budget targets through cost reporting/analysis, forecasting, and value engineering guidance.
Identify cost‑saving opportunities and efficiencies across projects, brands, and enterprise levels.
Communicate project cost stories and cost evolution to leadership.
Train, coach, and develop internal cost management teams.
Adhere to SOX control responsibilities where applicable.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field.
Minimum of 5 years’ experience in cost estimating within the retail construction sector or related industries.
Deep understanding of material costs, labor rates, and integration of technology and specialized systems in retail environments.
Knowledge of local construction codes, regulations, and industry standards specific to retail construction.
Strong understanding of construction processes, materials, labor costs, and project lifecycle.
Proficiency with cost estimating software (ProEst, Buildertrend, Procore, Bluebeam, or similar).
Excellent analytical, problem‑solving, and negotiation skills.
Ability to work effectively under tight deadlines and manage multiple projects simultaneously.
Strong written and verbal communication skills with the ability to present complex data clearly and concisely.
Salary Base salary range:
$140K–$155K
per year. This range represents base salary only and may vary based on candidate experience and qualifications.
