Position Overview Our client, a full‑service modular construction company with a strong presence across healthcare, education, industrial, and government sectors, is hiring a Business Development Manager.

Location Carolinas Region (open to candidates in North Carolina or South Carolina)

Travel Average 2×/month within the New Tennessee region; occasional office visits to Baltimore, MD.

Ideal Background Sales experience in modular construction, equipment rental, or commercial construction; familiarity with HubSpot and Procore; collaborative and culturally aligned with a family‑feel environment.

Qualifications

A Bachelor’s degree is preferred.

Minimum of five (5) years of sales experience, preferably in modular building and/or construction. Construction experience is a plus.

Proficiency in Microsoft Office is required.

Experience with Sage‑Timberline or similar construction software is preferred.

Excellent writing, interpersonal, and organizational skills with the ability to prioritize multiple tasks, projects, and assignments.

Ability to develop and maintain strong internal and external relationships is required.

Must be self‑motivated and have the ability to maintain absolute confidentiality and professionalism.

Responsibilities and Duties The Business Development Manager will manage modular building accounts, prospect sales through various mediums, and close business to orders.

Mentor staff through all phases of Business Development.

Prospect through web leads, marketing lists, and referrals with detailed goals set annually.

Follow up on qualified leads with visits presenting modular building collateral.

Use the Sage system for daily follow‑ups, calls, and quotes.

Prepare proposals/quotations according to company guidelines.

Negotiate contracts to meet customer needs while maintaining a healthy profit margin.

Establish and follow a marketing plan to penetrate new and existing markets.

Determine customer credit worthiness and facilitate financing.

Work with factories and subcontractors to secure resources for job quoting and contracting.

Process necessary paperwork and pass it to appropriate personnel.

Maintain excellent customer service for existing and new accounts.

Additional Responsibilities

Assistance with customer requests.

Support administration personnel with project orders, preconstruction, and follow‑up.

Assist with project management and site supervision.

Other duties as assigned by supervisor or management.
