Community Maintenance Manager – Weidner Apartment Homes
Position Summary
As a Community Maintenance Manager you will own all aspects of maintenance, grounds, housekeeping, and curb appeal. You will lead a maintenance team and ensure excellent customer service for residents, associates, and vendors.
Primary Responsibilities
Prepare and supervise apartments for occupancy including painting, drywall repair, mechanical, plumbing, and electrical work.
Handle and assign daily resident service requests promptly.
Oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC, appliances, etc.
Perform detailed carpentry, drywall repairs and interior/exterior painting.
Supervise pool maintenance, monitor chemical balance, and maintain city ordinance logs.
Conduct pre-move out inspections with the Community Director.
Schedule timely completion of make‑readies, service requests, and vendor work.
Ensure daily grounds maintenance, including trash removal, pet waste station upkeep, and walkway sweeping.
Complete scheduled property improvements and preventive maintenance tasks.
Maintain accurate documentation of replacements and on‑site purchases, including warranty info.
Prioritize daily maintenance and housekeeping tasks and coordinate with staff.
Manage vendor relationships for pricing, quality and service.
Reorder supply inventory within budget limits.
Participate in the on‑call rotation as needed.
Use a personal vehicle to respond to service requests and supply pickups.
Maintain market‑ready apartments, common areas, and amenities to Weidner’s quality standards.
Qualifications
1+ years of maintenance experience.
Strong mechanical aptitude.
Ability to lift/carry up to 80 lbs, climb ladders and multiple flights of stairs.
Use of appliance dolly, push/pull up to 200 lbs.
Work outdoors in all weather conditions.
Endurance to remain on feet during the shift.
Knowledge of electrical, plumbing, carpentry, pool maintenance, appliances, building systems, irrigation, HVAC.
HVAC, CPO, EPA certifications desired.
Industry designations, CAMT desired.
Safe and efficient task completion.
Fast‑paced work environment with motivation to learn.
Professional communication skills (personally, by phone, email, text).
Proficient in Microsoft Office (Word, Excel, PowerPoint, Outlook).
Experience with Yardi and Paycom preferred.
Adherence to Weidner policies and fair housing laws.
Prompt attendance and professional appearance.
Ability to work independently or as part of a team.
Willingness to work outside normal hours and travel to other Weidner properties.
English proficient, detail oriented, organized.
Agree to background check and voluntary drug testing.
Valid personal vehicle and driver’s license.
