General Description Our consulting division performs fee-based construction consulting, including forensic architectural consulting, cost estimating, and expert testimony for construction defect litigation cases. Cost estimators research and establish appropriate construction costs for reconstructing and repairing construction defects and building problems—including waterproofing, building envelope failures, mechanical and plumbing repairs, structural deficiencies, and more.

Attorneys typically hire us, and our internal team of cost estimators works alongside other industry experts to provide the investigation, evaluation, and documentation that will support or defend a construction litigation case. We work with attorneys representing developers, builders, and/or subcontractors due to construction defects or failures of construction standards of care.

Responsibilities

Produce professionally presented cost of repair estimates that are logical, backed‑up, easy to understand, and thoroughly vetted.

Prepare estimates using Nautilus’ standard estimating template(s), standard company labor rates and costs.

Ensure that work product is checked and vetted for errors, including spelling, grammar, and formula accuracy.

Interface with the Director of Consulting to understand the assignment, client, deadlines, and time constraints.

Review expert reports, clarify repair recommendations, and coordinate with independent experts when necessary.

Save all appropriate documentation to the server in an organized fashion for future use.

Travel to assignment sites to assess conditions, photo‑document the project, and ensure understanding of the estimating assignment.

Build estimates following experts’ recommendations, numbering system, and verbiage, including byproduct items not explicitly outlined.

Quantify repairs using expert reports, drawings, measurements, and other data; enter organized quantities into the estimating spreadsheet.

Price line items using appropriate costing methods and document reasonable assumptions.

Set and adjust estimate burden mark‑ups and seek input regarding professional fees.

Review work product with the President or assigned expert, requesting input and ensuring buy‑in.

Perform research to support cost estimates, including internet pricing, subcontractor quotes, and prior estimates.

Document notes and research in an organized, searchable manner.

Maintain a clean, easily navigable server file for each assignment.

Cross‑check work with other consulting estimators and collaborate collegially with team members.
