Essential Duties A maintenance technician is responsible for conducting general maintenance and repairs on facility equipment and property structures, ensuring optimal performance of heating and plumbing systems, HVAC installations, and other preventative maintenance tasks. Responsibilities include:

Complete service requests in a timely manner.

Full unit turns, including paint, sheetrock repair, screen repair, and minor plumbing/electrical work.

Daily unit maintenance, satisfying service requests per work order and following company procedures.

Make‑ready procedures: paint, appliance repair, plumbing, electrical fixture repair or replacement, lock checks, and bulb replacement.

Preventative maintenance: regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, major equipment, and general cleanliness and safety.

Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.

Survey buildings and repair mechanical systems to ensure health and safety compliance.

Support setup and repairs of ventilation, refrigeration, and related systems.

Maintain heating and plumbing systems for continuous functionality.

Inspect alarm systems (e.g., carbon dioxide, fire protection) and schedule timely repairs.

Conduct pest control activities such as insecticide spraying.

Qualifications

Basic understanding of HVAC, electrical, hydraulic, and other mechanical systems.

Experience in general apartment maintenance and repair.

Strong ability to recognize electrical, plumbing, and mechanical malfunctions.

Experience operating equipment, including snow blowers and hand tools.

Knowledge of common appliance repair.

Excellent written and verbal communication skills.

Outstanding manual dexterity and problem‑solving ability.

Education High school diploma, GED, or equivalent. EPA technician certification required.

Professional Experience Minimum three years as a residential property management maintenance technician, with the capacity to follow written, oral, or diagram instructions, communicate with tenants, and maintain good working relationships with staff, tenants, and supervisors.

Attendance/Travel Requirements Ability to work any of the seven days of the week, 52 weeks a year, and to work consistently on scheduled hours, including overtime and on‑call duties. Travel may be required to attend owner gatherings or resident events after hours.

Computer Skills Basic computer and Internet knowledge.

Physical Demands Physical ability to access all interior and exterior property areas, push, pull, lift, carry or maneuver weights up to 50 lbs independently and 100 lbs with assistance.

Compensation and Benefits Hourly pay range: $25.00–$27.88. Overtime eligible on all hours over 40 per week for non‑exempt employees. Full‑time positions (30+ hours/week) eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the company website. Potential for discretionary or performance‑based bonuses.
