Key purpose of the role Be a primary lead for the Estates Building Team, and in co‑ordination with the Team Leader and Assistant Team Leader, oversee, supervise and direct the day‑to‑day running of the General Building trade team to a high standard, carrying out all appropriate building repairs, maintenance and improvement across all College premises.

With the support of the designated project manager, take the lead role in delivery of Estates Department projects. Maintain an on‑site presence, organising the site, keeping it clean and tidy, sequencing works, and liaising with trade team leaders and external service providers.

Use your knowledge and skills to resolve routine problems, facilitate training and development by instructing staff and any apprentice positions as required.

Take an active role in the development, improvement and design of minor works and projects across the College site, commensurate with your general level of responsibility within the organisation.

Key Responsibilities WORK PLANNING and SCHEDULING

Purchasing/procurement of required material in line with specifications provided or advising the relevant manager of material and quantity requirements.

Ensure day‑to‑day prioritisation and allocation of routine repairs and improvement works/projects to trade team staff, as indicated by the Estates Maintenance Supervisor (EMS) on the DLO Schedule.

Be responsible for your allocated workload and meet all targets as agreed with your line manager; contribute to the smooth running of the organisation generally.

Daily management of Estates delivered projects, coordination of internal trades and external contractors.

Administration / Other

Ensure efficient use of resources and make recommendations for improvement.

Ensure completion of required documents and records on the iPad system (job requests, time sheets, absence notifications, annual leave requests, vehicle inspection/mileage records, etc.) in an accurate and timely manner and return to Estates administration office as required.

Monitor work quality and output within the trade team, reporting observations or concerns to the EMS or EMM.

Assist with assessment of applicant competency, capability and suitability during the recruitment process.

Undertake annual performance reviews with staff, motivate continuous development of technical skills and promote skill growth.

Assist with management of departmental training plans as required.

Assist with production of annual budgets, providing quantifiable data to support financial expenditure and capital expenditure requirements.

Safety

Be fully knowledgeable of Health and Safety regulations in the area of responsibility.

Ensure compliance with all statutory, legislative and health & safety requirements relating to the post holder’s areas of responsibility.

Ensure sites are kept in good order and promote a safe working environment.

Possess a thorough understanding of legislation relating to chemicals and dangerous substances, use and storage.

Play an active role in the preparation and review of Estates Health and Safety risk assessments.

Ensure that members of the Estates team follow safe working procedures at all times, including appropriate use, storage and maintenance of PPE and RPE.

Participate in accident/incident investigations and reviews as necessary.

General Tasks

General building repairs, maintenance and improvement in all College premises.

New brick and blockwork to traditional and ornamental brickwork.

Pointing and other associated cement and sand work.

Plaster work, including internal and external plasterwork.

Ancillary work such as cement and sand flaunching, repair and replacement of chimney pots, vents and copings.

All types of new and maintenance work to non‑specialist roofing finishes including removal and replacement of broken or damaged tile slates, vertical tiles, accessories and sheet/felt roofing.

All types of new and maintenance work to wall and ceiling finishes, including removal and replacement of existing finishes – lathe and plaster, render, Drylining and skim finish.

All types of new and maintenance work to paved areas including removal and replacement of broken and damaged precast concrete paving slabs, asphalt and concrete surfaces.

All types of new and maintenance excavations, groundworks and trenching including laying of drains/ducts, below ground brickwork and backfilling/spoil removal and disposal.

Hardcore, aggregate and concrete work.

Forming and closing openings.

Erection, removal and transport of tower and other similar scaffolding systems.

Assist as required with porterage duties and transport/unloading of equipment/materials.

Assist with ongoing maintenance of the Estate yard and heavy building materials stored in the yard.

Ensure safe and efficient use of all machinery, materials and tools used in connection with the job role and follow safe working practices at all times.

Leave work places clean, tidy and safe at all times.
