Job Summary Operates the Utility Control System (UCS) computers and associated equipment located in the hospital’s communication room and the Central Energy Plant’s control room. Through the UCS, monitors, interprets, analyzes and controls the various connected building systems to manage the most reliable and efficient building operations.

Primary Job Functions

Serves as the initial point of contact for the Facilities Department for all building occupants to report maintenance requirements and inputs these requests into the facility’s computerized maintenance management system (CMMS).

Assigns urgent and emergency work to the appropriate trade worker(s) and distributes routine work orders to supervisors or individual trade leads.

Assists staff technicians in monitoring and analyzing the proper operation of the HVAC system (heating, cooling and airflow throughout the hospital).

Reports abnormal building system conditions to the appropriate supervisor or trade lead.

Makes all necessary changes to work orders in the CMMS and closes work orders upon task completion.

Monitors all centrally monitored alarm systems that track power availability, temperature controls, and pressure requirements, taking appropriate action when abnormal or alarm conditions occur.

Applies various regulations, operating instructions, plans, procedures, recall rosters and emergency notifications.

Serves as the night maintenance mechanic, repairing equipment or systems when other staff members are not on duty.

Education, Experience & Certification

Required:

High school diploma or equivalent.

Preferred:

Experience with a Computerized Facility Maintenance Management System (CMMS) software.

Preferred:

Certification in a technical or trade related field.

Working Conditions

Must be able to lift 50 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, and perform constant arm extensions.

Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but none to the point of being disagreeable. May involve minor safety hazards (cuts, bruises, etc.).

Must pass a local background check and have the ability to obtain and maintain NAC/LAC clearance after hire.

Knowledge, Skills & Abilities

Excellent oral and written communication skills.

Knowledge of computer software programs including Word, Excel, PowerPoint and Outlook.
