is seeking a dynamic

Senior Director of Operations

to join our leadership team. We specialize in managing scattered-site residential portfolios (1–50 units) for multiple owners. Our mission is to deliver operational excellence, tenant satisfaction, and owner profitability — all while building a culture of collaboration and trust. They are a top 2% performing franchisee out of 450 businesses around the nation.

About the Role You’ll be the operational engine driving growth, systems, and accountability. You’ll ensure our company not only runs efficiently, but scales smartly as we expand.

We are looking for a proven leader ready to scale a property management company that’s redefining scattered-site management in Northwest Indiana.

Key Responsibilities

Implement and scale EOS (Entrepreneurial Operating System) for organizational alignment

Lead day-to-day operations across property management, maintenance, leasing, and tenant services

Build and refine systems and processes that streamline scattered-site management

Oversee and develop a team of 20+ staff and contractors, creating a culture of accountability and camaraderie

Drive financial performance — keeping vacancy days under 14, rent collection above 98%, and NOI margins growing annually

Partner with ownership to execute strategic growth — 15–20% annual expansion in doors under management

Ensure high satisfaction for both owners (≥90% retention) and tenants (≥4.5/5 ratings)

Qualifications & Skills

Proven track record managing 20+ people in a high-accountability environment

Property management, construction, or home services experience with scattered-site, multi-owner portfolios (single-family + small multi-unit) preferred not required

Experience running or scaling companies with EOS (Entrepreneurial Operating System) preferred not required

Financial acumen — ability to monitor KPIs, control costs, and drive profitability

A growth mindset — someone who thrives on scaling systems, people, and portfolios

A reputation for trust, communication, and collaboration
