Occupancy Verification Contractor – FAR Inspections
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders in the Reno, NV area. Independent contractors earn predictable full‑time or supplemental income with a flexible schedule. Mortgage field inspection experience is not required, but you must effectively manage time and meet deadlines.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The inspections confirm property occupancy and report the general condition using a mobile application. Most inspections are exterior only; about 10% require interior photos if the property has gone vacant.
Responsibilities
Complete most inspections in 5–6 minutes.
Finish each inspection within 4 days of assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in the mobile app.
Spend extended periods driving with frequent stops during the day within your assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours 1099 position. Each inspection carries a flat rate; rates vary by county and volume. Though paid per inspection, you can earn an equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2–30 hours per week. Lower‑volume counties have higher rates; higher‑volume counties have lower rates. No set minimum monthly inspections, but work is consistent month to month. Earn more as you become established, increase availability, or cover a larger territory. No mileage reimbursement beyond the flat fee per inspection.
