PROJECT MANAGER The Project Manager holds overall management responsibility for all aspects of fire protection construction projects from conception through systems functioning as intended. He/she will oversee or conduct scheduling, planning, actual construction, expediting, inspection, quality control, and total delivery of the project according to established criteria. He/she is responsible for tracking, forecasting, and communicating all costs, profits, and financial measures of the project. Through coordination with the site superintendent, the PM will organize and manage all the elements involved in construction - labor, temporary and permanent materials, equipment, supplies, utilities, and time.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

100% Ownership

of all projects assigned.

Responsible for :

Project Turnover Meeting (Sales to Project Team)

Reviewing and understanding all contract documents (Contract, Plans, Specifications, Schedule, etc.) “Rules of the Game”

Schedule of Values – Front Loaded

Insurance Certificate

Bond – if required

Project Budget “Battle Plan”

Conduct Monthly Cost to Complete

Identify and Act on issues early – No Late Write-Downs.

Schedule – Dates Matter

Design/ Submittals/ RFI’s/ Approvals/ Coordination/ Permits

Material Procurement/ Deliveries/ Receiving/ Approval for Payment.

Subcontract Procurement/ Management

Subcontract Agreement

Verify current Master Subcontract Agreement (MSA) is in place

PO identifying scope of work/ price referencing MSA

Single Project Agreement

Purchase Order with subcontractor terms and conditions

Current W9 and Insurance Certificate

Supervision of subcontractor on site

Verify work complete and stored/ approve payments

Equipment and Tools Procurement/ Deliveries/ Receiving/ Approval for Payment

Project Turnover Meeting (Project Team to Field Leader)

Field Operations

Manage crew size and mix rate

Support the field

Attend jobsite meetings

Regularly walk project

Personally, conduct two Job Site Safety Audits per month.

Manage your claims and injuries while following IFP/ APi Group policies and procedures.

Hold Team accountable to the following:

Completing and turning in Weekly Tool Box Talks

Completing and turning in Daily Job Hazard Analysis/ Daily Huddle

Completing and turning in Daily Lift Inspection forms

Complete and turn in Monthly Vehicle Inspection Forms

Delivering Project on Time and on Budget

Maintain/ Develop Caring and Enduring Relationships

with our customers and other stakeholders

Average 25% gross margin on projects
