What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify property occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant. Inspectors work at a county level, completing all inspections in their county or sharing the county with another inspector if volume warrants.

Complete most common type of inspection in 5–6 minutes.
Finish inspection within 4 days after assignment.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving while making multiple stops during the day in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle with good gas mileage.
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Though paid per inspection, equivalent earnings are 30–40 USD per hour. Depending on the county and whether it is urban or rural, you may complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. Work is consistent month‑to‑month, and earnings can increase with experience, availability, or larger territory coverage.
