Description
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the maintenance department and community administrator.
Essential Functions
Performing routine maintenance around the building such as fixing structural damage; wind, door or wall repair
Ensure all repairs and replacements necessary for community common areas and units
Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
Working on damaged electrical wiring when a shortage or severed wire occurs
Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
Regular/daily on-site attendance is required
Assist in the daily clean up of the exterior of the community, including grounds, breezeways and all common areas
Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
Participate in unit inspections as requested
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Fixing potential safety hazards to avoid injuries
Painting the building when old paint has become faded or chipped
Manage excellent customer service and monitor service request turnaround and responsiveness
Ensure consistency in dealing with residents on all matters
Follow safety and precaution rules and promote safe practices
Additional Responsibilities
Completes and follows in house safety program and ensures compliance with all safety laws (i.e. OSHA, Title 22, Fire Authority, etc.)
Understands and promotes the community’s fire and accident prevention, sanitation procedures, and use of fire safety equipment.
Performs other duties as assigned.
Requirements Education & Experience
High School Diploma/GED, preferred
Related certifications/license from a trade or technical college, preferred
Minimum of 1 year of demonstrated experience in the maintenance service field
Work Environment Work is completed indoors. The environment can be fast-paced and the noise level may vary from quiet to moderately loud depending on various factors. The role may involve working on weekends, holidays, overtime or during emergencies based on resident needs and shift schedules.
Physical Demands
Ability to stand and walk for the majority of the shift.
Frequent bending, stooping, reaching, and crouching to access supplies and clean.
The ability to lift up to 50lbs.
Qualifications
Each employee must have a physical examination and tuberculin test performed by a physician. The tests are to be completed (with results) within seven (7) days after hire (unless regulations stipulate completion before employment.) If the exams are not completed within this time, the employee will be placed on suspension until they are completed.
The Department of Social Services (DSS) licensing agency requires that fingerprint cards and an affidavit on criminal convictions be submitted for the purpose of conducting a criminal record review. The DSS will issue an approval or denial according to the criminal clearance reports. An approval must be obtained in order to retain employment.
Willing to submit to any drug screening as requested or required.
All employees must keep their FIRST-AID certification current.
The person selected for this position must be eighteen (18) years or older.
Skills and knowledge of cleaning techniques preferred and the ability to follow procedures and keep on schedule.
Organizational Skills: Must be able to maintain order and efficiency and keep work supplies organized.
Mental: Must be able to handle stress well, stay calm under pressure; Ability to think and make decisions consistent with policies and procedures and licensing regulations.
