What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties and send independent contractors to perform the inspections. The purpose of the property inspection is to: verify property occupancy and report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You will be responsible for completing all inspections in your county, and in some cases you will split the county with another inspector if the volume allows.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of
$30‑$40 per hour.
Depending on county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower volume counties have higher rates, and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
Responsibilities
Complete the inspection within 4 days after it is assigned.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Report general property conditions and determine occupancy based on industry standards.
Travel extended periods while making numerous stops during the day in the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
