About the role

We are seeking an experienced

Director of Maintenance

to oversee maintenance operations across a multi-property portfolio totaling several hundred residential units. This senior leadership role is responsible for ensuring that all communities are safe, well-maintained, efficient, and aligned with company standards. The Director of Maintenance will guide maintenance supervisors and technicians, manage large-scale projects, and uphold a high-quality living environment for residents.

What you’ll do Leadership & Department Oversight

Lead, supervise, and mentor Maintenance Supervisors and their teams across multiple properties.

Ensure consistent execution of unit turns, routine inspections, preventative maintenance, and emergency response procedures.

Foster a culture of accountability, professionalism, and continuous improvement.

Maintenance Operations & Preventative Programs

Develop and implement company-wide maintenance strategies, protocols, and preventative maintenance programs.

Oversee timely resolution of work orders, backlog reduction strategies, and coordination of large-scale repairs or improvements.

Ensure modern maintenance technologies (e.g., CMMS) are utilized to streamline workflows and track performance.

Budget & Resource Management

Establish and manage the maintenance department's operating budgets for all properties.

Review financial data, inventory usage, and vendor expenses to optimize cost efficiency.

Approve and oversee all capital improvement projects, ensuring cost-effective planning and execution.

Quality Control & Compliance

Conduct regular site audits and quality-control checks to ensure work meets company standards and regulatory requirements.

Confirm maintenance documentation—including photos, notes, and reports—is completed accurately and consistently.

Ensure compliance with building codes, OSHA guidelines, environmental regulations, and safety protocols.

Source, negotiate, and manage relationships with contractors and service vendors.

Ensure contracts are properly executed and that work is completed on schedule and within budget.

Collaborate with Maintenance Supervisors to evaluate vendor performance.

Reporting & Communication

Provide regular updates to executive leadership on maintenance operations, property conditions, project status, and budget performance.

Establish performance metrics and ensure detailed reporting from Maintenance Supervisors.

Staff Training & Development

Create and oversee training programs that enhance technician skill development and ensure consistency across teams.

Support Maintenance Supervisors in mentoring their teams and facilitating career growth opportunities.

Emergency Response Implementation

Develop and maintain a comprehensive emergency response plan for all properties.

Ensure maintenance staff are properly trained and prepared for property emergencies with minimal disruption to operations.

Qualifications

Bachelor’s degree in Facilities Management, Engineering, or related field

preferred

; OR minimum of 7–8 years of progressive property maintenance experience, with at least 3 years in a leadership role.

Strong technical knowledge of building systems, including HVAC, electrical, plumbing, and mechanical infrastructure.

Experience managing multi-site operations and leading maintenance teams.

Proficient in budgeting, vendor management, and capital project oversight.

Familiarity with property management software, CMMS tools, and regulatory compliance requirements.

Exceptional communication, leadership, and problem‑solving skills.

Ability to work in a fast‑paced environment and manage multiple projects simultaneously.

Availability for regular weekend and evening work, including participation in emergency on‑call rotation

The pay range for this role is:

100,000 - 125,000 USD per year (Washington, DC)
