Position Summary The Existing Building Commissioning (EBCx) Project Manager II holds overall responsibility for assigned existing building commissioning projects of medium to high scope and complexity. Duties include systems field verification and testing, HVAC systems troubleshooting, Building Automation Systems (BAS) optimization, project planning and execution, delivery of quality services, financial management, and serving as the primary client contact.
Responsibilities
Complete and maintain project schedule and support the Service Line Manager and Senior Project Managers.
Define project scope, requirements, and schedule with the client and communicate them to the project team.
Monitor manpower requirements.
Analyze information gathered from building plans, specifications, and documentation.
Facilitate communication between the client and project team and document important issues.
Attend project update meetings with clients and team members.
Address client needs while managing expectations.
Coordinate with subcontractors on project needs, schedules, and deadlines.
Monitor and advise program staff on scope creep as necessary.
Participate in prospective project interviews as needed.
Communicate directly with client representatives, external project team, industry professionals, and potential clients.
Engage in self‑education and training to stay current with industry trends.
Act consistently with ethical engineering standards according to the company handbook.
Prepare and implement a proactive QA/QC plan.
Assist the design and construction teams in troubleshooting HVAC controls related issues.
Perform project site visits to investigate field conditions, monitor progress, and maintain client expectations.
Participate in BD activities, including proposal writing and fee creation.
Coordinate with other disciplines to determine HVAC sequence procedures and provide technical information.
Perform engineering studies and design analyses using industry software such as AFDD and M&V.
Participate in the job closeout process to ensure documentation, lessons learned, and filings are complete.
Participate in planning and budgeting processes, including preparation of monthly billing projections and budget metrics.
Monitor accounts receivable on projects and initiate corrective action as needed.
Assist management in training and mentoring less experienced colleagues within the EBCx group.
Knowledge Requirements
Proficiency with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
Knowledge of BAS/Direct Digital Control Systems (Siemens, Trane, JCI, Niagara, etc.).
Knowledge of project approach and systems design.
Knowledge of the engineering discipline of expertise.
High level knowledge of building codes and regulations related to assigned projects.
Knowledge of Commissioning and/or Retro‑Commissioning.
Knowledge of Contracts and project management.
General accounting knowledge for creating and maintaining budgets.
Skills and Abilities
Comprehension – ability to understand information, ideas, and direction presented in writing and/or verbally.
Written communication – clear message delivery with correct grammar, spelling, and punctuation.
Speech clarity – ability to speak clearly and in a common language.

Minimum Qualifications
Bachelor’s degree in Mechanical Engineering or related field.
5+ years related project experience in HVAC Troubleshooting, Commissioning, and/or Retro‑Commissioning.
Technical report writing experience with Office, Excel, PowerPoint.
Energy audit experience of 1–3 years.
Strong time‑management, presentation, interpersonal, and problem‑solving skills.
Professional Engineer licensure preferred.
Experience with Building Automation Systems, Direct Digital Controls, HVAC systems, and design preferred.
BSME and/or Professional Engineer license preferred.
CEM and CxA certifications preferred.
Knowledge of contracts and project management preferred.
Physical Demands
Frequently use a computer for several hours at a time.
Navigate over, under, and around barriers; climb ladders on a job site.
Ride swing stages and boom lifts on a job site as necessary.
Frequently travel by car or plane to visit job sites and attend meetings, conferences, and events.
Climb stairs and move around a job site for several hours at a time.
Work Environment
Indoors in a normal office environment with occasional exposure to noise, darkness/poor lighting, fumes, or dust.
May travel to and navigate construction sites, some of which may involve high altitudes or small spaces with dirt or dust particles.
Frequent travel (about 25–50% of the time) to visit job sites and attend meetings, conferences, and events.
