The Docs Out Mortgage Processor plays a critical role in the front-end of the mortgage loan process. This position is responsible for reviewing newly submitted loan files, preparing and sending initial disclosures, and ensuring all required documentation is received and accurately entered into the loan origination system (LOS). This role is essential to setting up files for success and works closely with Loan Officers, Processors, and Compliance to ensure early-stage accuracy and efficiency. Key Responsibilities
Review new loan applications for completeness and accuracy.
Order and follow up on third-party documentation such as credit reports, income verification, and title work.
Prepare and issue initial disclosures (LEs) and other compliance-required documents in a timely manner.
Ensure RESPA and TRID guidelines are met.
Enter and verify borrower data in the LOS.
Perform data audits and identify any missing or incorrect information early in the process.
Communicate clearly and professionally with Loan Officers and clients to gather required documents.
Maintain up-to-date knowledge of mortgage regulations and disclosure requirements.
Assist with pipeline management to ensure files move quickly into full processing.
Required Qualifications
1–2 years of mortgage experience in a processing, set-up, or disclosures role.
Familiarity with LOS systems (e.g., Encompass) and document management tools.
Understanding of initial disclosures, LE/CD timelines, and RESPA/TRID regulations.
Strong attention to detail and ability to manage multiple files at once.
Excellent organizational and communication skills.
High level of accuracy and accountability.
Preferred Qualifications
Experience working in a broker or fast-paced lending environment.
Working knowledge of conventional, FHA, and VA loan programs.
Bilingual (Spanish) a plus.
