Description The Service Manager is responsible for oversight of physical operations and maintenance work at an assigned Birchstone community. This role includes deployment of regular and preventative maintenance programs, apartment and grounds inspections, service team staff training and evaluation, ensuring timely completion of service requests by technicians, technical assistance, and oversight of special projects including capital improvements. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform essential functions.
Essential Duties
Implement and manage Birchstone’s overall regular and preventative maintenance programs, standards, and initiatives.
Manage and oversee physical operations and maintenance work at the assigned community to ensure code compliance, gain efficiencies, and reduce costs.
Conduct frequent inspections of the community exterior, offices, amenities, common areas, and individual apartments for adherence to company maintenance and safety standards; document and prioritize action plans based upon findings.
Ensure community is prepared for third‑party inspections and attend such inspections.
Receive, manage, schedule, and complete service requests and make‑ready tasks; ensure timely completion by technicians and porters.
Ensure adherence to apartment turns within budget and a 5‑business‑day make‑ready timeframe.
Complete and submit maintenance reports timely and accurately.
Promote safety and maintain an up‑to‑date Safety‑Data‑Sheet manual at all times.
Prepare and maintain inventory of tools, equipment, and supplies; replenish as needed with the Property Manager and Regional Maintenance Director.
Create purchase orders and submit them for approval.
Collaborate on supply and capital‑improvement budgets.
Assist in maintaining site‑based facility licenses with local, state, and national authorities.
Assist with implementation and monitoring of corporate and region‑specific initiatives.
Manage contract specifications, bids, and supervise all in‑house and vendor maintenance work; accompany vendors when necessary.
Support execution of special projects and assignments, including capital improvements.
Hire, onboard, train, and evaluate Service Technicians and Porters.
Conduct regular meetings with technicians and porters; serve as a resource for maintenance matters.
Other duties as assigned.
Requirements Education & Experience
High School Diploma or equivalent required.
Three (3) or more years of maintenance work experience with at least three (3) years supervising maintenance teams required.
Two (2) or more years of multi‑family property maintenance preferred.
In‑depth knowledge and experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock change required.
Experience in capital improvement projects and remodeling preferred.
Licenses & Certifications
HVAC type 1 and type 2 certifications required.
Certified Pool Operator certification required (may be obtained within 90 days of employment).
Certified Apartment Maintenance Technician (CAMT) certification preferred.
Knowledge & Skills
Effective written and verbal communication skills.
Strong leadership, development, and motivation skills; strong interpersonal skills.
Ability to work independently and as part of a team.
Innovative problem‑solving and troubleshooting; ability to devise creative solutions.
Excellent time‑management; ability to work well under pressure and meet deadlines.

Knowledge of OSHA regulations and relevant city, state, and federal codes.
Strong analytical skills.
Proficiency with Microsoft Office Suite or related software; general computer skills.
Proficiency or ability to quickly learn Entrata software and other property‑management and maintenance solutions.
Ability to work varying hours and promptly respond to emergencies.
Bilingual in English and Spanish strongly preferred.
Other Requirements Valid driver’s license required.
