The Role Field Researchers collect data that supports CoStar products, capturing current tenants, available listings, and building characteristics in high‑priority commercial properties. They are highly motivated, detail‑oriented, and work independently in a defined geographic territory. They report to a manager in Richmond, VA but are based in the actual market.
Responsibilities Navigate one-mile square grids to ensure complete commercial real estate data coverage. Walk floor‑by‑floor through assigned buildings to document tenant data (business name, address, suite size, geo‑location, media). Communicate with building staff and management to obtain tenant rosters and property data. Identify new or missing inventory and missing availability data. Ensure timeliness, accuracy, and completeness of all collected information. Represent CoStar professionally at all times.
Physical Requirements Frequent and repetitive standing, walking and sitting in a car for 8 hours per day. Lift, carry, and maneuver equipment up to 5 pounds. Repetitive hand and arm movements to type on a tablet or laptop. Occasional bending, stooping, squatting, lifting, twisting, and carrying necessary. Work and drive outside during all seasons.
Qualifications Bachelor’s degree from an accredited, not‑for‑profit institution (preferred). At least 2 years of professional experience. Strong time‑management and detail‑orientation; works independently. Excellent oral and written communication and organizational skills. Ability to capture and enter data accurately. Navigate large geographic areas independently while staying organized. Strong problem‑solving skills, proactively identifying missing data. Tech‑savvy: Expert in Windows, Apple OS, Microsoft Office, Internet applications. Quick learning of new concepts, such as commercial real estate terminology. Field experience preferred. Current, valid driver’s license. Pass driving record / abstract check before start; respectful driving behavior required.
