Maintenance Technician

Job Responsibilities
Community Maintenance – regular daily attendance and timely response to resident and management requests
Repairs and replacements for common areas and units, including cosmetic and preventative work
Assist scheduling and performance of maintenance and repair events
Daily exterior cleanup of community grounds, breezeways, and common areas
Maintain swimming pool and chemical logs
Conduct daily inspections of grounds, buildings, and other features to identify and correct hazards
Support preventive maintenance program to extend property life and minimize future repairs
Follow Asset key policies and maintain a well‑organized, safety‑compliant maintenance shop
Participate in unit inspections, inventory monitoring, and record keeping for service requests, EPA/OSHA standards, and work in progress
Assist with upkeep of office, common areas, and model units
Report observed violations of community rules to supervisory staff
Participate in on‑call emergency service at the community
Utilize property resources economically and perform additional tasks as requested by supervisors
Deliver excellent customer service and enforce community policies consistently
Education & Experience
High School Diploma or Equivalent
Basic computer skills and ability to use property software functions
Knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Regular movement throughout the work site, including climbing ladders, stairs, ramps, and step stools; lifting, moving, and handling objects up to 100+ lbs.
Operation of machinery, power tools, motor vehicles, and golf carts under varying environmental conditions
Capacity to work in confined spaces, on rooftops, and at heights; exposure to weather and hazardous chemicals
Ability to stand or sit for prolonged periods and to work overtime, weekends, nights, and on call
License & Equipment
Reliable transportation required for emergency on‑call duties
Compensation & Benefits Compensation is based on skill set, background, and training. The base salary range is $25 per hour to $25 per hour. Additional compensation may include benefits such as medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, annual review bonuses, paid sick days, and company holidays.
