Action Property Management is seeking a warm, polished, and service-driven Painter/ Maintenance Technician to help shape an unforgettable resident experience. We have an exciting opportunity to join our team at our luxury high-rise association, Lumina, located in San Francisco.

Compensation:

$30.00- $35.00 Per Hour (Depending on Experience)

Schedule:

Tuesday- Friday 8:30 AM-5:00 PM & Saturday 11:00 AM-7:30 PM + On-Call and Holidays as Needed

Essential Job Duties and Responsibilities

Painting & Wallpaper:

Prepare surfaces for painting and wallpaper, including cleaning, sanding, patching, and priming. Apply paint, stain, varnish, and other finishes to walls, ceilings, doors, trim, and other surfaces. Mix and match paint colors to ensure consistency and meet property standards.

Drywall Repair:

Identify and repair minor drywall damage, including filling holes and cracks.

Work Environment:

Maintain a clean and organized workspace, ensuring minimal disruption to residents or tenants.

Inspections:

Conduct routine inspections of painted surfaces and touch-ups as needed.

Special Projects:

Assist with special projects such as large-scale repainting or renovation efforts.

Safety Compliance:

Adhere to all safety regulations and guidelines, including the use of personal protective equipment (PPE). Safely use and maintain painting equipment such as rollers, brushes, spray guns, and ladders. Follow all safety protocols, including the proper handling of paints and chemicals.

Routine Maintenance:

Perform routine maintenance tasks such as cleaning, painting, minor plumbing repairs, and landscaping.

Preventive Maintenance:

Assist in conducting preventive maintenance tasks, including filter changes, lubrication, and inspections.

Emergency Response:

Respond to emergency maintenance requests under the supervision of a higher-level technician.

Teamwork:

Collaborate with other maintenance team members to complete tasks efficiently and effectively.

Administrative Tasks:

Maintain accurate records of maintenance work and inventory.

Property Maintenance:

Assist in maintaining common areas, including cleaning, trash removal, and landscaping.

Pool Maintenance:

Assist in maintaining the pool and spa, including cleaning, chemical treatments, and basic equipment operation.

Performs other duties as assigned.

Required Skills / Abilities

Previous experience as a professional painter, preferably in residential or commercial property settings.

Knowledge of painting techniques, surface preparation, and material selection.

Ability to operate painting tools and equipment safely and efficiently.

Strong attention to detail and ability to work independently or as part of a team.

Basic computer skills including proficiency in Microsoft Office Outlook for emails, and capable of using Action’s software and programs.

Physical ability to stand, climb ladders, and perform repetitive tasks for extended periods.

Knowledge of workplace safety procedures related to painting and material handling.

Experience in drywall repair and texturing.

Familiarity with waterproofing and exterior painting applications.

Qualifications / Requirements

High school diploma or GED equivalent.

Certifications in painting or related trade skills are a plus.

OSHA 10 Card: Action provided training within 6 months of hire.

First Aid / CPR Certificate: Action provided training within 1 year of hire.

Frequent standing, walking, bending and lifting.

Ability to lift up to 50 pounds.
