Senior Project Manager
at KO Construction is a high-accountability, results-driven leader responsible for overseeing complex commercial construction projects from preconstruction through closeout. By joining KO Construction, you’ll own the full project lifecycle—guiding contracts, budgets, schedules, and quality standards—while serving as the primary client-facing contact on large, multi-phase builds. You will coordinate closely with Estimating, Site Improvement, Field Operations, and Finance to ensure each project is delivered safely, profitably, and in alignment with KO’s standards and client expectations.
In this role, you’ll work alongside the internal project team (Project Managers, field leadership, and key subcontractors), driving clarity, accountability, and proactive communication at every stage. You’ll be responsible for forecasting and managing financial performance, anticipating and mitigating risk, navigating change orders, and maintaining tight control of scope, schedule, and cost. As a Senior Project Manager, you’re expected not only to deliver projects, but also to elevate the entire Project Management function—mentoring team members, refining processes, and modeling the discipline, technical insight, and leadership presence required to consistently execute at a high level.

COMPENSATION:
$120,000 - $175,000
BONUS:

Develop, review and finalize construction documents for entitlement, permitting and construction. Maintain an adopted ownership mindset throughout the design and construction process
Lead projects through deign and entitlements through to construction completion
Source and contract professional service agreements for design and engineering
Manage schedules, budgets, RFIs, submittals, permits, and invoices
Coordinate design drawings for procurement of structural steel with Supply Chain Manager
Coordinate subcontractors/vendors; ensure compliance with contract requirements
Lead client relationship management alongside Directors and executive team
Track and report department metrics (schedule variance, compliance logs, margin forecasts)
Proper management of all billable hours in labor tracking system
Develop and refine SOPs, workflows, and project delivery systems
Responsible for project management metrics tracked on weekly basis and facilitating all-hands meetings, internal communications, and lessons learned reviews.
Oversee procurement, subcontractor agreements, and pay apps.
Resolve conflicts, proactively manage risk, and escalation only when needed
Mentor and coach PMs/Jr. PMs; lead onboarding/training programs
Other job functions as required or requested
REQUIREMENTS/QUALIFICATIONS
Strong negotiation and client facing communication skills
Proven ability to manage budgets of $20M+
Strong analytical and problem-solving skills
Construction Project Management experience (8+ years)
Proficient with Microsoft Office 365, smartsheet, and Bluebeam
Bachelor’s degree in one of the following or related areas: Construction Management, Real Estate, or Urban Planning
Leadership experience coaching and mentoring staff.
Driver's License (Required)
Wage starting at $120k based on experience
PHYSICAL REQUIREMENTS
Prolonged periods sitting at a desk and working on a computer
Must be able to lift up to 15 pounds at times10% travel required
