SVP of Leasing
Role Summary The Leasing Manager will be responsible for executing the leasing strategy across a diverse portfolio of mixed‑use and grocery‑anchored and community retail centers. The primary focus is maximizing occupancy, driving income, and strategically curating a tenant mix that enhances the value and performance of the anchor and specialty tenants.
Key Responsibilities & Duties
Strategic Broker & Merchandising Management (I)
– Provide direction and oversee third‑party leasing brokers to achieve aggressive leasing targets and accelerate deals across the portfolio; conduct regular portfolio reviews with brokerage teams; execute a strategic merchandising plan; actively prospect and target tenants that align with the center’s demographic and merchandising needs.
Lease Negotiation & Deal Execution (II)
– Lead negotiation of complex lease deals at various stages (new leases, renewals, expansions, amendments) specializing in retail‑specific clauses; qualify tenants and generate inbound prospect leads; draft, review, and finalize Renewals, LOIs; collaborate with Development/Construction teams on Tenant Improvement allowances; request welcome emails to tenants.
Existing Tenant Relations or Amendments (IIc)
– Handle rent assistance, expansions, assignments or sublets.
Lease Administration & Risk Mitigation (III)
– Manage execution and administration of all lease amendments, assignments, subleases, and terminations; ensure compliance; liaise with Property Management and Accounting on lease abstracting, CAM billing, and percentage rent collection.
Management and Administration (IV)
– Work with marketing, legal partners and paralegal on exclusives, prohibited uses, renewals; maintain deal sheets on active LOIs; provide direction on presentations; manage/leads Leasing Representative, including weekly meetings and scheduling; assist canvassing for Rock Row – hit list.
Marketing Support (V)
– Work with Marketing to support new leasing projects, update properties, and create tenant‑specific presentations and renderings.
Required Qualifications & Experience
5+ years of commercial real estate experience.
Deep understanding of retail real estate and leases.
Advanced proficiency in Excel and industry‑specific CRM/software (e.g., Yardi, VTS, Deal Manager, Costar/LoopNet, EGNYTE).
Exceptional negotiation, relationship‑building, and communication skills, with a proven ability to manage multiple priorities in a fast‑paced environment.
Project management skills.
Ability to travel to conferences.
