About the Position Goodwin Living seeks a dynamic, proven, and innovative sales and outreach leader with a heart to provide more older adults with the purpose‑and‑care‑driven culture of our senior housing options and the sales expertise to sustain and grow occupancy at our rental campuses. In addition, this proven sales leader will lead strategies and efforts to build and grow relations with referral sources across all levels of living across all Goodwin Living campuses.

This leader will be attentive to market and competitor trends and proactively nurture GL’s ability to ensure its rental campuses are attractive relative to consumer appetites and competitor offerings, its pricing and contract models are market‑attractive, and its marketing programs are superior and effective in supporting current occupancy goals and a strong pipeline for future occupancy strength.

This leader will develop a framework to assess referral relations across GL campuses, develop strategies to uplift and expand them such that GL is the premier senior living partner for referral sources in our market.

The position reports directly to the Corporate Director of Sales for Goodwin Living.

Job Duties

Works closely with the Goodwin Living VP of Sales and Chief Strategy & Marketing Officer in developing and executing the vision for Goodwin Living’s sales & marketing efforts for its rental campuses and those under management services agreements.

Leads the daily sales efforts for rental campuses and management agreement campuses to achieve all sales goals, including but not limited to the following activities:

Actively selling apartments and recruiting, training, managing, and uplifting all sales team members for rental campuses.

Assisting in the development of sales goals and commission programs and ensuring the sales team is excited about pursuing and achieving occupancy goals.

Creating and implementing a “club” for those wishing to be on the “list” of available apartments that nurtures, engages, and retains club members until they become residents.

Leveraging the CRM program to cultivate and nurture all leads to their best outcome and to nurture their experience up to move‑in with excellence; initiating new analytics and reports to further grow rental campus occupancy, pipeline development success, and revenue growth opportunities.

Identifying, nurturing, and growing the referral relations program for all GL campuses, inclusive of analytics that inform program adjustments.

Conducting regular meetings with all team members (including daily stand‑up) and attending Goodwin Living management meetings when appropriate. Providing advice, counsel, and support as needed to ensure all team members have a clear understanding of marketing direction, organizational branding and services, the amenities, and contracts at a high level across all GL to optimize cross‑selling, sales goals, operations across all campuses at a high level, and GL market position and differentiators.

Establishing and maintaining ongoing effective communications with prospects, depositors, peers, and other team members, marketing partners, other community leaders, and stakeholders.

Contributing to the sponsorship and engagement strategies for rental campuses related to industry events, trade shows, marketing, and sales opportunities with a particular focus on regional events and organizations. Leading implementation of these strategies.

Maintaining a comprehensive understanding of contractual issues, financial options, insurance issues, and other individualized issues that might affect a prospect’s qualifications for the community. Providing guidance and expertise on contract questions that may arise from other departments.

Ensuring that all sales files for rental campuses are complete and meet regulatory processes related to moving into GL rental campuses. Running financial assessments using relevant software systems and submitting necessary information for monthly reports to the Director of Sales.

Staying well‑informed about the competitive landscape to effectively explain physical, financial, and amenity differences to potential residents and cultivating and maintaining relations with peer organizations to stay abreast of their situations and occupancy levels.

Assisting in preparing and presenting annual sales and campus marketing plan and budget. Analyzing and measuring progress against the plan as approved by Goodwin Living, providing relevant information and communications to designated management team members on a regular basis as required. Working with team members to establish budgets for sales departments. Once approved, reviewing and carefully monitoring the budget and expenditures on a monthly basis, ensuring compliance, reporting variances, and taking action as needed.

Monitoring and reporting on the results of the teams’ efforts, acknowledging successes, and initiating and successfully implementing recommendations to support plan adjustments and corrective actions.

Providing a “hands‑on” approach to work activities and a positive can‑do attitude with the rental campus sales teams, other campus sales teams for cross‑selling purposes and referral relations, Goodwin Living management, and management teams of management service agreement organizations.

Ensuring work areas and sales offices for rental campuses sparkle at all times and are maintained in a safe, clean and “sales‑ready” condition.

Performing all other duties and activities as assigned.

Job Requirements

Bachelor’s degree or relevant experience in marketing, senior living, or housing sales. Master’s degree in related disciplines desired, though not a requirement.

Demonstrated experience in leading and managing a sales team, with a proven track record of meeting or exceeding occupancy and revenue targets for rental campuses for a minimum of seven years.

Excellent interpersonal and communication skills to engage effectively with older adults, their families, and advisors.

Proficiency in MS Office software, CRM databases (e.g., Salesforce), LinkedIn, and other core social media platforms and virtual applications (e.g., Zoom, Teams).

Excellent business writing and business performance report development to capture analysis and outcomes for GL senior management.

Ability to handle confidential information and comprehend complex issues related to financial, contractual, and insurance matters.
