Job Summary The Construction Project Manager leads the successful delivery of multi‑family rehabilitation and construction projects from start to finish. This role oversees project planning, budgeting, scheduling, risk management, and stakeholder communication to ensure projects are completed on time, within budget, and to Evergreen Real Estate Services’ standards.

Key Responsibilities

Develop detailed project plans outlining scope, milestones, resources, and deliverables.

Establish and maintain project schedules using PMIS and industry‑standard scheduling tools.

Adjust timelines proactively to address delays, changes, or unforeseen challenges.

Coordinate with architects and engineers to finalize designs and confirm constructability.

Prepare comprehensive budgets covering labor, materials, equipment, and subcontractor costs.

Monitor and control expenditures, keeping projects within approved budgets.

Review and approve invoices, change orders, and financial reports; resolve discrepancies promptly.

Identify cost‑saving strategies and negotiate favorable contract terms with suppliers and subcontractors.

Determine and allocate required resources (personnel, materials, equipment).

Build and maintain strong relationships with contractors, suppliers, and consultants.

Oversee subcontractors and construction crews, assigning tasks and supervising performance.

Ensure compliance with labor laws, union agreements, and safety standards.

Enforce Evergreen’s quality standards across all construction phases.

Perform regular site inspections to ensure adherence to specifications, drawings, and codes.

Resolve defects, deficiencies, and non‑conformities quickly to prevent delays.

Maintain documentation of inspections, corrective actions, and compliance reporting.

Serve as the primary point of contact for clients, architects, engineers, contractors, and regulators.

Provide timely project updates, progress reports, and risk assessments.

Facilitate meetings with stakeholders to resolve conflicts and coordinate deliverables.

Prepare presentations and correspondence for internal leadership and external partners.

Oversee daily on‑site operations, ensuring compliance with safety and legal requirements.

Manage site logistics including deliveries, equipment use, and waste removal.

Ensure timely execution of construction milestones and deadlines.

Maintain comprehensive records including contracts, permits, drawings, and progress logs.

Track KPIs and project metrics to evaluate performance and identify areas for improvement.

Submit all required reports to clients, regulatory agencies, and Evergreen leadership.

Archive complete project documentation for compliance and future reference.

Education & Experience

Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.

7–10 years of progressive experience in construction project management.

Demonstrated expertise in multi‑family rehabilitation projects.

Proficiency with Project Management Information Systems (PMIS) and scheduling software.

Strong understanding of building codes, safety regulations, and construction best practices.

Licenses & Certifications

PMP (Project Management Professional) or CCM (Certified Construction Manager) preferred.

OSHA 30‑Hour Certification preferred.

Valid driver’s license required.

Technical & Physical Skills

Ability to read and interpret blueprints, contracts, and specifications.

In‑depth knowledge of construction methodologies, materials, and techniques.

Skilled in budgeting, forecasting, cost control, and procurement.

Proficient in MS Project, Primavera P6, AutoDesk, and PMIS systems.

Comfortable conducting site inspections and navigating active construction environments.
