Mobile Operating Engineer
Job Description Summary This position supports the Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will perform routine operation, inspection, maintenance, and repairs of HVAC, mechanical, electrical, and plumbing equipment and systems to achieve the most efficient operating results and life expectancy. The role includes HVAC, boiler, heating, refrigeration, water, and energy systems to ensure effective operation of the client facility, maintaining equipment in an energy‑efficient and safe manner and reducing downtime through proactive repairs and accurate record keeping.
This is a non‑supervisory, hourly, non‑exempt role.
Responsibilities
Ensure preventive maintenance and repair work orders for facility mechanical, electrical, lighting, and other installed systems.
Maintain, operate, and repair all HVAC systems, electrical distribution equipment, plumbing systems, and associated building interior/exterior components.
Perform major HVAC repairs (compressor, condenser, evaporator coil replacement).
Perform major plumbing replacements
(domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs).
Perform electrical repairs (conduit piping, cable pulling, panel maintenance, motor maintenance, predictive maintenance using a megar).
Conduct facility inspections and due diligence efforts, reporting findings that impact client occupancy and operations.
Respond effectively to all emergencies; occasional light travel may be required.
Operate, maintain, and repair boilers, heaters, pumps, valves, and steam distribution lines.
Maintain refrigerant systems (compressors, condensers, evaporators, transfer pumps, controls, and refrigerant lines).
Maintain water ≥, filtration, softener, and pipe systems used for distribution, including plumbing fixtures and sprinkler systems.
Maintain electrical motors, engines, pumps, compressors, and fans.
Maintain elevators (unless serviced by contractors).
Maintain building automation systems for HVAC (consoles, data panels, remote sensors, indicating devices).
Maintain sanitary sewer and sump pump systems.
Maintain trash compactors, kitchen equipment, and other non‑tenant equipment.
Maintain stock and inventory control.
Recommend improvements to the preventive maintenance program and provide monthly reports to management.
Study and become familiar with building automation, fire/life safety systems, and other equipment.
Recognize danger and safety hazards and use PPE appropriately.
Comply with applicable codes, regulations, and company directives for safe building operations.
Complete all required C&W Safety Training and Uniform Dress Code.
Assist in a variety of general maintenance tasks (tooth disinfecters, register repairs, lamp replacements, floor repairs, door hardware, painting, HVAC filter replacement, cleaning in mechanical spaces, engine room upkeep, and hand‑tool work).
May also involve replacing fire extinguishers and other operational tasks typical of the Building Engineer role.
Keep Federal, State, or Local licenses current as required for assigned locations.

Related Requirements
Education: Minimum of a High School Diploma or GED; graduate of an apprenticeship or trade school preferred.
Experience: Minimum of four (4) years of technical experience in building engineering covering HVAC, plumbing, electrical, and equipment repair and maintenance.
Licenses/Certifications: Valid state driver’s license; location‑specific trade licenses (e.g., Journeyman/Electrician, Operators, Steam Engineers); EPA Section 608 Universal certification for CFC/HFC refrigerants.
Knowledge, Skills & Abilities
Proficient in operating, maintaining, and repairing HVAC, boilers, pumps, refrigerant systems, gas lines, and water systems.
Knowledgeable in energy management systems.
Thorough understanding of all building systems operations, maintenance, and repair.
Excellent interpersonal skills for dealing with tenants, clients, and vendors.
Basic computing skills in Outlook, Excel, Word, and meetings platforms (BlueJeans, Teams, Zoom).
Physical Work Requirements
Work in a professional office or commercial building setting with standard office equipment.
Exposure to loud noise, extreme temperatures, chemicals, and physical activity (stooping, climbing, lifting up to 50 lbs).
Must use PPE as required and be capable of travel between properties.
Scheduling Typical business hours; may be required as the only maintenance staff on duty during certain shifts, with overtime and on‑call duties as needed. Will support after‑hours/weekends building activity and respond to client callbacks.
