Senior Vice President of Construction
Conifer Realty seeks an executive leader to oversee all ground‑up development, rehabilitation, preservation, and capital improvement construction activities across Conifer and the Conifer‑LeChase platform.
Position Details
Full‑Time, Exempt, 37.5 Hours per Week (8:30 AM – 5:00 PM)
Hybrid – Requires in‑office presence in Rochester, NY; remote work limited.
Location Rochester, NY (home office). Candidates must reside within commuting distance. Some remote work is permitted, but regular in‑office attendance is essential.
Platform + Pipeline Context
Conifer‑LeChase Construction averages $200 million per year, operating in New York, New Jersey, Maryland and Virginia, with planned growth in the Carolinas and East Coast.
Ground‑up development backlog includes active construction, closing‑ready projects and early‑stage developments supported by state agencies and municipal partners.
Rehabilitation and preservation are emerging markets for existing affordable housing assets, requiring capital programs funded through state preservation tools.
Conifer‑LeChase partnership delivers ground‑up and rehabilitation projects using unified systems, common reporting, schedule management tools, cost controls and safety programs.
Key Responsibilities
Execute the construction agenda for Ground Up Development, Asset Management and Acquisitions.
Hold ultimate responsibility for Conifer‑LeChase Construction performance.
Ensure construction outcomes support rent readiness, lease‑up success, reduced vacancy and improved rent collection.
Align construction decisions with long‑term operating performance and asset strategy.
Lead all phases of construction from pre‑construction through turnover and stabilization.
Perform constructability reviews, early pricing, value engineering and scope verification.
Enforce rigorous schedule and cost control using contemporary project‑control tools.
Manage change‑order risk and provide transparent, timely reporting to Development, Asset Management, Finance and Property Management.
Build and lead a high‑performing construction oversight team.
Lead construction execution for preservation and rehabilitation projects.
Deliver scopes that reduce service calls, eliminate chronic building issues and strengthen long‑term building performance.
Coordinate with Property Management to protect residents and limit disruption.
Ensure compliance with state preservation programs and regulatory obligations.
Manage all capital improvements beyond routine maintenance.
Remain accountable to Asset Management for scope, cost and schedule performance.
Align all work with Property Management to ensure safety, efficiency and predictable delivery.
Enforce safety requirements consistent with LeChase standards and regulatory obligations.
Lead compliance for Davis‑Bacon, environmental obligations and state and local funding requirements.
Partner with Development on design, planning, budgeting and execution strategy.
Partner with Asset Management to align construction with long‑term asset performance goals.
Partner with Property Management to ensure smooth building turnover and successful lease‑up.
Partner with Finance to ensure budget accuracy, cash flow forecasting and disciplined controls.
Education • Bachelor’s degree in Construction Management, Engineering, Architecture or related field (Master’s preferred).
Experience
15+ years of construction leadership with responsibility for multifamily or affordable housing projects.
Experience with affordable housing financing, state agency programs and preservation structures.
Deep proficiency in modern scheduling and budgeting tools used within Conifer‑LeChase.
Proven success delivering large‑scale, multi‑state construction programs on schedule and on budget.
Strong cross‑functional leadership, communication and negotiation skills.
Ability to connect construction decisions to financial performance, rent collection, occupancy and long‑term asset value.
Compensation Salary range: $225,000.00 – $275,000.00 per year, not including bonuses.
