Leasing Manager – Pratum Companies
Join the team as a Leasing Manager at Pratum Companies and lead our community leasing efforts.
Responsibilities
Manage the leasing process efficiently and profitably while aligning with owners’ goals.
Operate software programs for leasing and resident management.
Prepare accurate lease paperwork and explain documents to residents.
Select applicants from waiting lists and maintain the lists properly.
Participate in company training classes and meetings.
Train on‑site Assistant Community Managers in leasing paperwork and sales techniques.
Complete daily, weekly, and monthly leasing reports accurately and timely.
Ensure move‑in procedures are followed in each village community.
Deliver high levels of customer service for prospects, residents, and vendors.
Adhere to local, state, and federal housing requirements related to leasing and property management.
Conduct property inspections for cleanliness of tour route (interior and exterior) and vacant units before showing.
Inspect grounds for curb appeal.
Build rapport and follow up with applicants and potential applicants.
Lead tours and assist prospects in completing application paperwork.
Oversee leasing of multiple buildings (Village I – V) and monitor leasing administration.
Maintain thorough knowledge of Leasing Procedures and the Tenant Selection Plan.
Other tasks or duties as assigned by supervisor.
Qualifications To perform this job successfully, an individual must be able to perform each essential duty well.
Certifications Hold and maintain any and all certifications required to manage the property, including affordable, tax credit, property management, and other licenses or designations. Professional accreditations are preferred.
Education A college degree is preferred but not required. The position requires fluency in English, intermediate mathematics, and understanding of on‑site resident management software functions.
Professional Experience Minimum of three (3) years’ experience in residential property management and strong leasing background.
Attendance/Travel Requirements Work five days a week, 52 weeks a year. Overtime hours may be requested when necessary. Travel may be required to attend company gatherings near the associate’s home property or in another state.
Skills
Strong administrative and organizational skills (juggling multiple projects, tasks simultaneously).
Strong time‑management skills and ability to prioritize wisely.
Good understanding of sales and marketing concepts and ability to develop, implement, and evaluate marketing plans.
Knowledge and understanding of Affordable waitlists (i.e., HUD and LIHTC).
Ability to close a sale.
Ability to operate and understand personal computer functions and company utilized software packages.
Physical Demands
Capable of physically accessing all exterior and interior parts of the property and amenities.
Push, pull, lift, carry weights up to 20 lbs. independently and 50 lbs. with assistance.
Basic computer knowledge; use Outlook; intermediate to advanced knowledge of MS Word, Excel, Realpage/OneSite.
Advance internet knowledge.
