Position Summary
The Vice President of Real Estate willbe responsible forall aspects of the company’s real estate activities, including strategic planning, siteselection, acquisitions, leasing,and dispositions. This role requires a strategic leaderwithexperiencein real estate management within a multi-site, multi-statehealthcareor dental organization. The ideal candidate will have a proven ability to drive growth,optimizeportfolio performance, and manage complex real estate projects. Key Responsibilities
Strategic Planning and Leadership
Develop and implement a comprehensive real estate strategy aligned with the company’s growthobjectives. Provide visionary leadership to the real estate team, ensuring alignment with corporate goals and operational efficiency. Collaboratewithleadershiptoidentifyand pursue strategic real estate opportunities. Site Selection and Acquisitions
Lead site selection efforts for new dental office locations, ensuringoptimalmarket positioning and patient accessibility. Oversee the due diligence process for new acquisitions, including market analysis, financial feasibility, and regulatory compliance. Negotiateleasesincluding tenant improvements,common areamaintenance (CAM),and other contractual arrangements. Portfolio Management and Renewals
Manage the company’s real estate portfolioincluding lease compliance, lease renewals,optimizingspaceutilizationand ensuringhigh standardsof maintenance and operations. Develop and implement strategies to enhance the value and performance ofthe realestate assets. Manage relationships with landlords, property managers, brokers, and other key stakeholders. Oversee lease negotiations and administration, ensuring favorable terms. Manage and ensure compliance with all agreements acrossportfolio. Address and resolve property-related issues ina timelyand efficient manner. Financial Oversight
Develop and manage the real estate department budget, ensuring cost-effective operations. Monitor and report on the financial performance of the real estate portfolio. Identifyand implement cost-saving initiatives and areas for financial improvement. Compliance and Risk Management
Ensure all real estate activitiescomply withlocal, state, and federal regulations. Develop and implement risk management strategies related to real estate operations. Team Development
Lead, mentor, and develop a high-performing real estate team. Foster a culture of continuous improvement and professional development. Set performance goals and conduct regular performance reviews. Qualifications
Bachelor’s degree in Real Estate, Business Administration, Finance, ora relatedfield;Master’sdegree preferred. Minimum of 10 years of experience in real estate management, with at least 5 yearsinaleadershiprole within a multi-site, multi-state organization. Proventrack recordin managing large healthcare or dental real estate portfolios. Strong financial acumen and experience with budgeting, forecasting,reporting,and financial analysis. Excellent negotiation, communication, and interpersonal skills. In-depth knowledge of real estate law, market trends, and best practices. Abilityto think strategically and drive results in a fast-paced environment. Experience in the dental or healthcare industrypreferred.
