Position Description SourceBlue Mechanical Subject Matter Expert accountable for Estimating and Procurement functions throughout the preconstruction phase.

Essential Duties & Key Responsibilities

Interdepartmental collaboration and cross-functional teamwork. Ability to meld into team and provide support where needed.

Facilitate communication and coordination across departments to ensure project success.

Develop and maintain relationships with clients, architects, design community, and trades to enhance future SourceBlue business development opportunities.

Oversee and manage processes to review drawings, specifications, and other construction documents; inform SourceBlue senior management of design‑related problems, completeness of documents, and other potential risks.

Solicit vendor pricing for SourceBlue project estimates and budgets.

Develop and issue bid packages to vendors. Assess vendors’ bids against contractual requirements and prepare bid analysis for project team review.

Assess vendor contract terms and specified packages. Coordinate review with SourceBlue Supply Chain Project Executive and SourceBlue National team, close the bid process, and communicate awards to vendors.

Collaborate with SourceBlue Procurement & Supply Chain Team to develop and evaluate procurement schedules and resources and analyze subcontractor proposals.

Manage development of lump sum/GMP/Cost Plus bids and estimates, and review for SourceBlue senior management approval.

Perform design assist/design build functions.

Manage and oversee Value Engineering process during preconstruction. Recommend alternatives for strategic SourceBlue supply‑chain awards for final product selection by stakeholders.

Generate, coordinate, and manage Budget Control Reports between each milestone estimate to manage cost events and value engineering opportunities. Provide variance reports for each milestone estimate to communicate scope development for each project stakeholder.

Coordinate and review development of General Conditions/General Requirements (GC/GR) estimate.

Provide guidance related to purchasing, product, technical, and supply chain to SourceBlue project teams.

Coordinate with SourceBlue Operations Team to support Launch Matrix preparation, scheduling, evaluating, executing, and managing meetings for each estimating milestone.

Collaborate with SourceBlue Operations Team to complete Constructability Reviews for Launch Matrix and incorporate into milestone estimates as required by contract.

Coordinate with Lean Manager to develop and execute Pull Plans for design, estimate, and GMP schedules.

Serve as advisor and subject matter expert of assigned SourceBlue core products (mechanical or electrical) for assigned projects.

Conduct market research information for upcoming work.

Maintain local and national historical estimating data and develop cost trends.

Other activities, duties, and responsibilities as assigned.

Qualifications

Bachelor’s Degree from an accredited program in Engineering, Architecture, Construction Management, or a related field with a minimum of 10 years of building construction experience, or an equivalent combination of education, training, and experience.

Experience with a variety of building construction types.

Thorough understanding of drawings and specifications, general contract and subcontract documents, construction materials, means, and methods.

Ability to provide accurate qualitative and quantitative analysis of estimating documents.

Thorough knowledge of construction cost, scheduling, estimating, purchasing, and engineering principles and techniques, and accounting principles.

Ability to develop client relationships, identify sales opportunities, and collaborate on solutions to secure work.

Extensive knowledge of the construction regional market, competition, and industry trends.

Can manage high volumes of work and move projects forward in a complex environment in a timely manner.

Negotiation skills with the ability to influence and engage others.

Effectively works across levels within the organization.

Perseveres with energy, drive, and sees initiatives through to completion.

Process and critical‑thinking skills with sound judgement in decision‑making.

Ability to leverage continuous improvement concepts, methodologies, and tools.

Proficient computer skills and Microsoft Office suite, particularly Microsoft Excel.

Significant experience in the desired discipline noted above.

Basic experience in other MEP and Architectural/Structural design and procurement.

Physical Demands The employee is frequently required to sit, use hands to finger, handle, or feel objects, and reach with hands. The employee frequently views a computer monitor and uses a computer keyboard. Specific vision abilities required include close vision, peripheral vision, depth perception, and the ability to adjust focus. The employee occasionally needs to be mobile and occasionally travels short and long distances via a variety of conveyances. The employee occasionally performs work on‑site at construction work sites, office locations, and/or off‑site venues. The employee regularly lifts and/or moves up to 20 pounds and occasionally lifts and/or moves up to 50 pounds.

Work Environment The employee regularly works in an office setting with quiet to moderate noise. The employee may occasionally work at construction sites where exposure to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and risk of electrical shock occurs. Noise can be moderate to loud. The employee is required to work in compliance with company safety policies, procedures, and applicable laws.

Salary Information

NJ: $98K‑$130K annualized

Seattle: $100K‑$140K annualized

Denver: $90K‑$130K annualized

California: $110K‑$150K annualized

Chicago: $90K‑$120K annualized

NY: $105K‑$150K annualized
