Position Summary Southern Land Company, a national real estate development and construction firm headquartered in Nashville, TN, is seeking a full-time Director of Finance, Single Family to join our dynamic team. The successful candidate will be able to work independently in a fast‑paced work environment. This individual will serve as the financial expert on each project, working with the project team and executive leadership to make sound, data‑driven decisions. They will be responsible for analyzing, underwriting and the overall financial management of Southern Land Company’s single‑family projects.
Essential Functions
Responsible for the full life cycle of single‑family projects in specific geographic regions, including initial investigation / LOI stage, design, development, marketing and sale of lots, and final sell‑out.
Collaborate with all functional areas within SLC, including design, infrastructure, development, sales & marketing, capital markets, accounting and others to become a trusted partner and owner of each project’s financial realm.
Analysis & Reporting
Prepare timely month‑end reporting of financial results to executive management with a detailed review of results versus budget, including variance analysis and operating updates.
Partner with accounting team in timely preparation of draw file, including review prior to final approval by CFO.
Lead annual budget preparation and semi‑annual proforma updates by working closely with each project team and executive leadership to scrutinize and affirm all data and assumptions impacting budget / proforma.
Prepare and maintain 13‑week cash flow projection.
Underwriting
Work closely with the regional developers to be aware of ongoing and anticipated financial conditions and possible schedule implications.
Incorporate the impact of actuals into the proforma and develop potential mitigants to maintain / enhance the project’s financial performance.
Create and maintain financial models, cash flow projections and investor return metric calculations, including a thorough understanding of all assumptions and schedules.
Work with the land acquisition manager, community development VP and other executives to provide accurate underwriting scenarios and sensitivities for land purchase, land plan changes, and/or commercial opportunities.
Related
Partner with capital markets on various financing alternatives, strategy, processes and compliance.
Monitor and manage project cash balances.
Research and analyze relevant market conditions, demographics, etc. to support key operating assumptions.
Oversee processing of invoices to ensure accurate and timely payment in accordance with contracts and budgets.
Visit projects periodically to evaluate progress.
Various ad‑hoc analyses and reporting as may be required from time to time.
Knowledge, Skills, and Abilities
Collaborative, team‑oriented individual with ability to work independently.
Strong analytical, quantitative and problem‑solving skills.
Thorough understanding of financial statements and budgets.
Excellent written / verbal communication and interpersonal skills, and the ability to deal professionally with clients, vendors and co‑workers on the phone and in person; able to interface with top‑level executives.
Excellent organizational and time‑management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
Required Education and Experience
Bachelor’s Degree in Accounting, Finance, or related field.
7‑10 years of relevant work experience.
Advanced knowledge of MS Excel & PowerPoint.
High level of competency in financial modeling.
High level of proficiency in Microsoft Office Suite.
Preferred Education and Experience
CPA, CMA and/or MBA preferred.
Experience in the following areas: real estate, construction, homebuilding, accounting, asset management, real estate banking.
Experience with Sage Intacct and Paperless.
