The Opportunity Doorvest is seeking a Head of Property Operations to lead, scale, and integrate its property management businesses under a unified operating model. This role is accountable for both the ongoing operational performance of the national property management portfolio and successful integration of newly acquired property management companies. The ideal candidate is a proven operator who can balance strategy with execution, capable of leading teams, optimizing systems, and delivering measurable results in growth, efficiency, and profitability.

What You’ll Do

Set operational and financial targets for the property management portfolio and ensure all KPIs are met or exceeded.

Develop and monitor dashboards for occupancy, maintenance turnaround, delinquency, and resident satisfaction.

Ensure the portfolio meets budgeted NOI, revenue and EBITDA goals while maintaining service quality and compliance.

Conduct regular portfolio reviews to track progress against targets and implement corrective actions when needed.

Lead the system integration of newly acquired property management businesses, ensuring seamless alignment of systems, processes and teams.

Assess existing workflows and implement standard operating procedures that create consistency, scalability and accountability across all markets.

Identify and resolve operational inefficiencies across merged entities to achieve best‑in‑class performance.

Lead and mentor managers and field teams, ensuring alignment with Doorvest’s goals.

Build a culture of accountability, transparency and operational excellence.

Provide coaching, performance feedback and leadership development across all levels of the organization.

Own full P&L responsibility for the property management division, ensuring accurate forecasting, budgeting and financial reporting.

Drive cost efficiency and margin improvement through process optimization and vendor management.

Partner with the CEO and leadership team to identify and implement growth and profitability initiatives.

Ensure compliance with all federal, state and local property management regulations, including Fair Housing.

Oversee escalation of complex client, resident or operational issues, ensuring timely and professional resolution.

What You Bring

Minimum 10 years of experience in single‑family or multi‑family property management, with at least 5 years in a senior leadership role.

Demonstrated success leading large operational teams and managing multiple markets or regions.

Strong financial acumen with direct P&L accountability and experience improving NOI or EBITDA.

Experience implementing technology and process improvements to drive scalability.

Willingness to travel as needed to oversee field operations and integration efforts.
