Reporting to the Executive Director, the Maintenance Director performs and/or coordinates all repairs and physical maintenance of the community and individual apartments. The Maintenance Director ensures preventive maintenance is scheduled and performed on all equipment as needed for the community.

Pay range Base pay: $21.00/hr - $27.00/hr

Position Summary This role involves overseeing the maintenance operations and ensuring the upkeep of property facilities.

Essential Functions and Responsibilities

Performs troubleshooting and repairs to plumbing, electrical and HVAC systems throughout the community.

Demonstrates knowledge and understanding of the safe operation and use of hand and power tools.

Oversees and manages the community maintenance technician(s) and housekeeping staff (hiring, onboarding, and training).

In partnership with the Executive Director, evaluates, coaches, and performance manages the team consistent with Enlivant policies.

Instructs or aids housekeeping to maintain floor covering and other community areas.

Manages relationships with outside contractors or external vendors.

Prepares apartments for move‑in and completes refurbishing after move‑out.

Maintains interior and exterior finishes, including paint, siding, lighting, landscaping, and parking.

Documents compliance with life safety and regulatory requirements.

Performs other duties as assigned.

Physical Requirements

Ability to lift, push, and pull 0–20 pounds frequently, and 21–50 pounds occasionally.

Constant walking, seeing, hearing, smelling, and talking.

Frequent standing, sitting, bending, stooping, crouching, forward reaching, and below‑waist reaching as well as occasional above‑shoulder reaching.

Qualifications Required

Two to three years of experience in facility maintenance including experience with electrical, plumbing, and carpentry.

Three to six months of previous supervisory, training, and mentoring experience.

Must meet, have, or be eligible to obtain all applicable state requirements and certifications.

Preferred Qualifications

Written and oral English communication skills.

High School Diploma (or equivalent).

Experience interacting with individuals diagnosed with dementia and Alzheimer’s disease.
