Position Summary We are seeking a Senior Superintendent to lead all field operations for a ground‑up 200‑unit podium multifamily development in San Diego. This individual will oversee the full construction lifecycle — from site prep and foundations through vertical framing, MEP rough‑in, interiors, close‑out, and turnover. The Senior Superintendent will serve as the primary on‑site leader, ensuring safety, schedule, subcontractor performance, and quality are consistently maintained at the highest standard.
Field Leadership & Execution
Lead daily site operations, ensuring safe, productive workflow across all trades.
Manage all construction activities from pre‑construction through final completion.
Direct site logistics, sequencing, site safety planning, and manpower coordination.
Schedule & Planning
Develop and manage the master construction schedule for a 200‑unit podium project.
Identify critical path activities, maintain schedule discipline, and mitigate delays.
Lead all daily/weekly coordination meetings with subcontractors and internal teams.
Quality Control & Inspections
Perform continuous quality inspections for structural concrete, framing, MEP, waterproofing, and finishes.
Ensure compliance with plans, specs, city codes, and company standards.
Oversee punchlist management and successful building turnover.
Project Scope Overview
200‑unit Type III/V multifamily over podium
Structured parking integrated into podium
Podium concrete including elevated deck
Complex MEP coordination across multi‑story residential
Exterior envelope: stucco, siding, balcony waterproofing, roofing
Interior finishes: amenity spaces, leasing office, corridors, units
Experience and Qualifications
10+ years of field construction experience, including at least 3+ years as a Senior Superintendent.
Proven experience delivering podium multifamily projects (150+ units preferred).
Strong technical knowledge of structural concrete, wood framing, waterproofing, and MEP systems.
Demonstrated ability to lead complex schedules and fast‑paced job sites.
Excellent leadership, communication, and subcontractor management skills.
OSHA 30 certification preferred.
