Vice President, Construction Asset Management
DMT is seeking an experienced construction professional to oversee construction risk on a national portfolio of multifamily development and major renovation loans. The role requires a thorough understanding of residential construction from both the general contractor and developer/owner perspectives, with the ability to identify potential issues early and manage them effectively from the lender’s side. We are looking for a thoughtful, experienced professional who understands multifamily construction in depth and can apply that knowledge effectively on the lender side.
Role & Responsibilities
Monitor a nationwide portfolio of multifamily ground‑up construction and major renovation/capex projects, identifying schedule, budget, and quality risks early and coordinating corrective actions.
Perform regular site visits, attend progress meetings, and conduct detailed inspections of work in place, sequencing, workmanship, and safety.
Direct third‑party construction consultants (project managers, inspectors, cost reviewers) on monthly scope and priorities; review their reports promptly and ensure open items are resolved.
Track key indicators of potential problems and elevate issues as needed to keep projects on budget and on schedule.
Review and approve or condition payment applications, change orders, proposed change orders, and contingency draws.
On select non‑performing or underperforming stabilized assets, assist with scoping, budgeting, contractor selection, and oversight of corrective renovation or repositioning projects.
Qualifications
12–20+ years of direct construction experience on $50M+ multifamily projects, including meaningful roles with both general contractors and developers/owners (institutional or large private developers preferred).
Strong working knowledge of common construction delivery issues and how they affect budget and schedule.
In‑depth understanding of construction contracts and subcontracts, including key terms, conditions, risk allocations, and common issues such as scope gaps, indemnity provisions, and dispute resolution mechanisms.
Daily‑user proficiency with Procore, PlanGrid/Bluebeam, Textura, Sage 300, or similar platforms.
Thorough understanding of AIA G702/G703 payment applications, change‑order processes, construction loan draw packages, schedule‑of‑values review, and lien waivers.
Ability to read and mark up construction drawings, specifications, CPM schedules (P6 or MS Project), and third‑party reports.
Clear, direct communication style with general contractors, borrowers, and internal credit teams.
Ability and willingness to travel nationwide.
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
