Job Description Associa is hiring a DC3 certified Maintenance Manager for its condominium community in NW Washington DC. The role requires experience with boilers and chillers. There are no direct reports, and on‑call duty is shared with the General Manager.

An active DC3 certification is required. Maintenance Managers oversee an organization or facility’s overall maintenance, ensuring equipment is operated and maintained according to manufacturer specifications, safety requirements are met, and all maintenance workers follow federal and state safety guidelines. They create preventive maintenance schedules, oversee maintenance staff, and inspect and test equipment or building systems.

Daily Responsibilities

Walk and inspect the community for maintenance concerns and issues.

Data enter and review work order tickets, prioritize tasks, perform work, update work order ticket, and close out.

Fix, repair, and respond to maintenance concerns, including light plumbing, light electrical, and light carpentry work.

Establish and execute routine and preventative maintenance schedules and manage capital projects.

Source maintenance vendors and contractors, negotiate maintenance contracts, schedule and coordinate maintenance vendors onsite.

Walk and inspect the work of maintenance vendors and contractors to ensure work is performed per scope of contract.

Complete daily, weekly, and monthly reports.

Follow‑up daily with General Manager and Members of the Board of Directors.

Inspect boilers, chillers, and maintenance equipment to ensure they are in good working order.

Maintain maintenance inspections, codes, and compliance.

Notify responsible parties of code issues in writing, by phone, in person, and electronically.

Respond to and investigate allegations of violations of codes to determine validity of complaints and the appropriate course of action to mitigate issues.

Investigate and enforce property codes within boundaries.

Schedule and perform systematic property maintenance inspections to maintain or achieve minimum property standards.

Other duties as assigned.

Annual salary: $65K-$95K.

Requirements

3+ years of condo, hotel, or residential maintenance experience.

Active DC3 certification is required.

Excellent communication skills, written and spoken.

Proactive work habits with strong attention to detail and follow‑up skills.

Knowledge of general maintenance requirements, electrical and plumbing codes, HVAC codes, and related documentation, safety, reporting, and regulations.

Knowledge of OSHA worksite, state and local governmental personal safety requirements.

Customer service driven, team oriented.

Excellent time management and prioritization skills.

Self‑motivated, proactive, detail‑oriented, and a team player.
