Senior Property Manager Arlington, VA

The Senior Property Manager leads all aspects of a single asset or portfolio of commercial, industrial, and/or retail properties and coordinates all marketing, operations, and financial activities per client and/or company requirements.

Essential Duties and Responsibilities

Respond to tenant needs and coordinate administrative and building staff to resolve problems promptly. Communicate and schedule tenant move‑ins, move‑outs, and walkthroughs; maintain vacant spaces in "tour‑ready" condition.

Lead daily and long‑term activities of the team: establish work schedules, assign tasks, track deadlines, and provide coaching, mentoring, supervision, and performance reviews.

Direct and approve vendor invoice payments and other accounting related activities in accordance with the management agreement, policy, and approval limits.

Prepare and deliver timely monthly reports and annual operating and capital budgets/expenses; submit tenant rent and Common Area Maintenance (CAM) or Escalation (OpX) recovery charges.

Maintain oversight of contractual terms that impact financial performance, reporting expirations, covenants, restrictions, and other encumbrances.

Coordinate all lease administration activities; review lease setups, changes, and reporting, and provide final approval.

Develop an effective tenant care program to maximize retention.

Direct sourcing and procurement activities, deliver bid analysis and recommendations, and manage vendor service quality.

Collect rent and charges per lease terms, report status of accounts receivable, and prepare standard legal notices.

Ensure monthly property inspections, approve alterations, maintenance, and reconditioning, and coordinate vendors.

Document emergency response plans and coordinate drills and training.

Serve as primary owner contact as Owner Representative.

Perform other duties as assigned.

Qualifications

Bachelor's degree preferred with 5‑8 years of relevant experience; commercial office, retail, and/or industrial property management experience required.

Required real estate license where mandated by local regulation; CPM or RPA designation or candidacy preferred.

Intermediate‑to‑advanced skills in Microsoft Office, especially Excel; knowledge of Yardi, MRI, and Kardin preferred.

Working knowledge of leases, contracts, financial instruments, tax laws, and construction.

Excellent written and verbal communication skills with a positive tone.

Strong interpersonal and analytical skills with ability to manage sensitive information.

Advanced financial knowledge; ability to forecast, prepare budgets, and deliver variance reports.

Strong organizational skills and entrepreneurial mindset.

Advanced analytical and quantitative skills; ability to solve complex problems.

Leadership experience and ability to empower a team.

Proven track record of excellent customer service to tenants, vendors, and internal stakeholders.

Ability to travel daily to assigned properties as necessary.

Ability to work evenings, weekends, holidays, and in emergencies.

Proficient English reading and writing.

Physical Requirements Ability to sit/stand/walk for long periods; manual dexterity with keyboard and office equipment; good vision and hearing; lift up to 20 lbs. Some positions may require COVID‑19 vaccination proof or testing per health and safety protocols.

Compensation Pay Range: $115,000 USD – $120,000 USD

Scheduling: 100 % in‑office – remote work is NOT an option.
