Maintenance Associate

Full‑time, 40-hr/week, Non‑Exempt; Hourly Rate: $17–25 per hour DOE.

Position Summary Under the general supervision of the Facility Director, the Maintenance Associate will perform routine and general maintenance mechanical work such as plumbing, light electrical, light carpentry, painting, sheet rock repair, refurbishing, irrigation, and common area cleaning in housing projects serving low‑income families, seniors, special users, and other eligible individuals.
Responsibilities
Efficiently schedule work order requests and perform light plumbing, irrigation, and replacement of broken fixtures (glass, screens, tile, carpet, garbage disposals).
Paint interior and exterior surfaces and perform basic carpentry tasks such as fitting doors, freeing windows, building shelves, sanding and refinishing floors, repairing concrete, masonry, roof fencing, etc.
Assist in custodial work/cleaning of common areas and vacant units (sweeping, mopping, vacuuming, waxing, buffing, disposing trash, cleaning windows).
Assist with grounds work and limited extermination services as needed.
Identify and assess problems, communicate with the Maintenance Supervisor and Property Manager.
Maintain professional and polite relationships with residents, handle complaints with tact, be sensitive to cultural and economic backgrounds; adhere to Equal Employment and Equal Housing Opportunity requirements.
Participate in an on‑call emergency schedule for evening, weekend, and holiday coverage; maintain knowledge of water, gas, sewer cutoffs and building diagrams; maintain property security.
Under general supervision, maintain inventory, place monthly orders, pick up supplies, and utilize materials for maintenance and repair.
Periodically inspect building exteriors and common areas, perform repairs and janitorial assistance; assist with scheduled annual unit inspections; refurbish apartments prior to occupancy.
Maintain accurate records of preventative monthly maintenance on all equipment per manufacturer recommendations or housing regulations.
Complete and maintain the CAMS II maintenance program.
Perform related duties as required.
Required Qualifications
High School Diploma or equivalent.
1‑2 years of related work experience.
Ability to work at multiple sites.
Basic knowledge of plumbing (toilet, faucet, minor pipe repair).
Basic painting knowledge (preparation, sanding, color matching).
Basic electrical knowledge (light switches, cords, ballasts, bulbs, circuit breakers).
Ability to follow oral and written instructions in English and/or Spanish; prioritize multiple tasks.
Ability to work irregular/extended hours, including nights, weekends, holidays.
Able to wear face mask for long periods.
Background clearance required.
Physical Requirements
Maneuver in and around worksites.
Stand and walk for long periods.
Bend, kneel, reach, stoop.
Lift boxes or equipment up to 25 lbs, and up to 70 lbs.
Push or pull objects such as vacuum, carts, mops, etc.
Climb ladders and/or step stools.
