Director of Property Management – Student Housing Overview Bullpen is partnering with a fast-growing real estate investment firm to launch a dedicated multifamily/student housing property management platform and is seeking a Director of Property Management to lead the build‑out from the ground up. This is a rare career‑defining opportunity to architect a new operating platform inside a rapidly scaling investment organization. The role offers full autonomy to design systems, hire teams, implement technology, and shape the resident experience strategy for a portfolio that will expand nationally. If you are a multifamily/student housing operations leader who has built or scaled a regional or national platform, this is your chance to create one from scratch.

What You’ll Do Build the Platform

Develop the operational roadmap for a brand‑new student housing property management division

Create scalable SOPs, workflows, KPIs, and organizational structure

Lead selection and implementation of property management software and operational tech stack

Lead the Teams

Recruit, hire, and manage on‑site and regional teams across multiple markets

Build the training, performance, and culture frameworks for a high‑performing organization

Establish best‑in‑class leasing, marketing, resident experience, and maintenance protocols

Drive Operational Excellence

Oversee leasing cycles, pre‑leasing strategy, renewals, and ongoing occupancy management

Manage budgeting, rent collections, vendor partnerships, and CapEx coordination

Ensure compliance, safety, and operational standards across the portfolio

Deliver strong resident satisfaction and retention metrics

Partner With Ownership

Provide strategic insights on acquisitions, operational assumptions, and value‑creation opportunities

Collaborate closely with asset management to drive NOI and long‑term performance

Develop reporting, dashboards, and decision‑making tools for executives

What We’re Looking For

10+ years of multifamily OR student housing property management experience, including leadership over multi‑site or regional portfolios

Demonstrated success launching or scaling a management operation or running a multi‑thousand‑bed portfolio

Deep expertise with multifamily & student housing leasing cycles, digital marketing, turn, and campus engagement

Strong command of PM software (Yardi, RealPage, Entrata, etc.)

Entrepreneurial leader who thrives in build‑from‑scratch environments

Excellent communication, team‑building, and operational strategy skills
