Edge Asset Management
The Commercial Property Manager is responsible for protecting, maintaining, and enhancing the value of assigned real estate assets. This role oversees daily operations, financial performance, tenant relations, and vendor management to ensure high-quality service and strong portfolio performance.
Portfolio & Operations Management
Oversee daily operations for assigned commercial properties.
Manage budgets, financials, service requests, vendors, and tenant needs.
Support the Asset Manager in strategies that maximize property value.
Coordinate lease renewals, extensions, and terminations while ensuring lease compliance.
Provide exceptional customer service and maintain clear, timely communication.
Supervisory & Emergency Oversight
Carry out supervisory tasks in line with company policies.
Make emergency decisions as needed.
Prepare and manage all portfolio reporting (daily/annual).
Oversee property income, including rent increases and reconciliation collections.
Develop annual operating budgets aligned with property and cash-flow goals.
Approve monthly financial statements and manage receivables strategies.
Supervise tenant billings, compliance enforcement, and vacancy reporting.
Approve invoices and work closely with accounting on AR/AP accuracy.
Maintenance Oversight
Partner with maintenance staff to carry out responsibilities per lease agreements.
Maintain a network of 24/7 emergency vendors.
Administrative Duties
Maintain accurate property records, including building systems and conditions.
Prepare detailed status reports for all assigned properties.
Support department documentation systems and maintain reliable attendance.
Participate in the on-call rotation (few times per quarter).
Marketing & Leasing
Ensure vacant spaces are show-ready.
Oversee signage, staging, and marketing efforts.
If licensed, negotiate lease renewals.
Manage tenant concerns, repair requests, lease questions, and rent issues.
Use strong communication, negotiation, and customer service skills.
Represent the company with professionalism and a client-focused approach.
Qualifications
Ability to perform essential duties with or without reasonable accommodation.
Minimum 3 years of commercial property management or equivalent experience.
Experience with AppFolio and Microsoft 365 (Excel, Word, Outlook).
Strong analytical, problem-solving, and communication skills.
Full-time, salaried role with competitive bonus plan.
